The City of Scottsdale's economic development page describes the Scottsdale Airpark as one of the largest employment centers in Arizona, anchored by Scottsdale Airport: an 8.6-square-mile district with over 2,900 businesses and more than 51,000 people, including headquarters such as Axon, Blue Yonder, and Vanguard. The Greater Airpark is also the largest industrial-zoned area in the city. That is why Airpark flex, hangar-adjacent industrial, and small office are a steady file. It is not a ranking of lenders and not a volume claim for this firm.
The published Airpark origination is three flex industrial buildings, $6,850,000, permanent refinance, life company, 2019, closed at a prior firm. The market line says Scottsdale Airpark. It is not a bank loan, not a CMBS loan, and not a construction loan. Pima Center is retail in Scottsdale and is not an Airpark industrial card.
Flex is industrial, and the life-company card is not every building
Airpark flex is industrial with a higher office finish. There is no separate flex product. The 2019 refinance shows that a stabilized multi-tenant flex portfolio cleared a life-company hold. The next Airpark building may be a single owner-user bay a bank or credit union will portfolio, or a short lease roll that is bridge. We match the source to this rent roll. We do not reprint $6,850,000 as a coupon.
The office is at 7373 E Doubletree Ranch Rd #255, inside the same north Scottsdale geography. That is our address. It is not a claim that every Airpark building is a client. Bank comparisons for the city are on Scottsdale bank.
What does not belong in the Airpark proof
The Phoenix industrial cash-out is a different city. Deer Valley and Loop 303 are different submarkets. A medical condo near the Mayo Clinic campus in north Scottsdale may be an owner-user bank file, and it is not the flex refinance.
Statewide industrial underwriting is Arizona industrial. The city hub is Scottsdale.
Northsight, Perimeter Center, and the Pima Freeway edge
Northsight is flex, light industrial, and retail inside the Airpark, not a neighboring city. Perimeter Center is an office and flex park in the same district. The Loop 101 Pima Freeway is the eastern edge sponsors use when they describe an Airpark drive. A building on that edge is still an Airpark file if the address is in the district. It is not Old Town because the freeway is Scottsdale’s.
Scottsdale Airpark: where the address sits
- The airport field, not a second city
- Scottsdale Airport is the airfield inside the Airpark employment district. Sponsors say Airpark for the flex and industrial around that field. Old Town and a north Scottsdale medical building are the same city and a different page. The published Airpark flex loan is one card, not a template for every building near the runway. Airpark capital, matched to the building
| Source | When it fits |
|---|---|
| Life company | The published Airpark flex refinance. |
| Scottsdale bank | A portfolio hold for a different Airpark building. We are not the bank. |
| CMBS | When life company or bank will not stretch. |
| Scottsdale industrial | The city industrial page. The same flex card is there because it is Scottsdale. |
