The City of Scottsdale describes the Airpark as the employment district around Scottsdale Airport. It is one of the places Colorado sponsors name when they already know the market and want a building with tenants, not a resort brochure. Retail and flex in that district are underwritten on the lease roll: who expires, who is local, and whether one tenant is half the income. That is Scottsdale Airpark. Citywide Scottsdale coverage is Scottsdale. A hotel is a different trailing-twelve and belongs on Scottsdale hospitality, including the California-buyer note if that is the equity.
Debt is arranged from Scottsdale under Arizona license CMB-1047342. There is no Denver or Colorado Springs office hiding behind this page. Bank, life company, and CMBS are the permanent choices for a leased commercial building. Bridge is the choice when the purchase date is the constraint. The statewide acquisition page is Arizona commercial mortgage. Exchange timing, without tax advice, is Arizona 1031.
Employment district is not a cap rate
Send the Scottsdale address, the rent roll, and whether you are buying or refinancing. We will not publish an Airpark rent or a ranking of employment centers. The city's description of the district is enough to say why tenants are there. Your lease still has to support the loan.
If the portfolio also includes a Denver asset, the multi-state conversation is Denver and Phoenix portfolio refinance or the multi-state portfolio hub. A Denver building is not added to an Arizona loan unless the executing lender can take that collateral.
Airpark flex dollars stay where they were published
The published Airpark flex loan names Scottsdale. It does not name a Colorado buyer. We will not add a Front Range principal to that card.
