Scottsdale seniors housing: How seniors housing is split before a source is named

  1. Layer 1

The office address is not a second city

The firm’s office is already in Scottsdale. Paradise Valley and Fountain Hills are separate municipalities. An address in those towns does not become a Scottsdale closing because the drive is short. Source: City of Scottsdale.

  2. Layer 2

    Independent living

Often read closer to multifamily. It still has to fit the program. It is not automatically Fannie Mae.

  3. Layer 3

    Assisted living and residential care

HUD 232 is the program conversation, originated with a HUD-approved lender. We do not claim MAP or LEAN approval.

North Scottsdale is where sponsors look for assisted living, memory care, and independent living. That is not Sun City or Sun City West, which sit in the northwest Valley and have their own page. Independent living that is really apartments can be a conventional or agency conversation. Assisted living and memory care are an operating business: census, care levels, and the license. Capital Market Funds originates HUD 232 with a HUD-approved lender when that program fits, or bank, life company, or bridge. We do not claim MAP or LEAN approval.

No seniors-housing tombstone is published. Harvard Court is conventional multifamily in Phoenix and is not assisted living. The Tempe dental card is medical office, not a care facility. Arizona seniors housing is the statewide page. This page is only a seniors asset inside Scottsdale.

Independent living is not memory care

A Scottsdale independent-living building with apartment leases is underwritten closer to multifamily. A memory-care house with licensed beds is not. Sending both as “senior housing” without the license and the unit mix wastes a quarter. Say which one the address is.

HUD 232 is the FHA program for residential care, originated with an approved lender. We are not that lender’s MAP or LEAN shop. We are not a Fannie Mae DUS lender. A conventional Fannie Mae quote is the wrong first call for assisted living.

Sun City is a different market

Age-restricted housing in Sun City is not a Scottsdale loan. Sponsors sometimes use the words interchangeably. The city on the address controls the page.

Medical office on Shea is Scottsdale medical office. A clinic next to a care building is not the collateral unless it is actually part of the financing.

Published Scottsdale seniors closings

No assisted-living, memory-care, or independent-living tombstone is published. Harvard Court is conventional Phoenix multifamily.
