Phoenix seniors housing loans

Phoenix seniors housing splits before anyone talks proceeds. Independent apartments are not the same loan as assisted living.

Phoenix seniors housing: How seniors housing is split before a source is named

  1. Layer 1

The city is not the county

A City of Phoenix address stays on this page. Tempe, Scottsdale, Glendale, and the other Maricopa cities have their own pages. Capital Market Funds originates Phoenix loans from the Scottsdale office and does not use a downtown street address. Source: City of Phoenix.

  2. Layer 2

    Independent living

Often read closer to multifamily. It still has to fit the program. It is not automatically Fannie Mae.

  3. Layer 3

    Assisted living and residential care

HUD 232 is the program conversation, originated with a HUD-approved lender. We do not claim MAP or LEAN approval.

Independent living in Phoenix that is really apartments is underwritten as multifamily: Fannie Mae, Freddie Mac, HUD 223(f), or a life company, if the program accepts the asset. Assisted living is an operating business. The HUD path for assisted living is 232, paired with a HUD-approved lender. Capital Market Funds does not claim MAP or LEAN approval. Bank debt and bridge are the alternatives when 232 is the wrong clock.

No seniors-housing card is published. Harvard Court is Phoenix multifamily, not a care facility. The Tucson $28,000,000 loan is value-add apartments and life company, and the asset line does not say seniors. Sun City and Sun City West are their own geography, not a Phoenix seniors closing. We do not relabel any of those.

Assisted living, independent living, and memory care

Assisted living in Phoenix needs the license, the care model, and the trailing operations, not an apartment rent roll with a new title. Independent living that is apartments stays on the multifamily side of this page so it is not forced into 232. Memory care is a subtype of this page. It is not a separate URL, and it is not consumer long-term-care guidance.

Skilled nursing is named only so the file can be sorted. If 232 is the path, it is placed with a HUD-approved lender. If it is outside what this desk places, we will say so. We do not publish a skilled-nursing amount.

Phoenix assisted living refinance

Refinancing a Phoenix assisted-living community replaces the note on a licensed property the sponsor already operates. No such refinance is on the transactions list. A purchase follows the contract and the same care-model split.

Statewide context is Arizona seniors housing. A dental or medical building is Phoenix medical office, not this page.
