Financing the older industrial ring around Sky Harbor

The buildings around Phoenix Sky Harbor are the Valley's older infill industrial, not the new logistics parks on the outer freeways. Loans here are usually refinances and capex, sized to clear heights the tenant already accepted.

Phoenix Sky Harbor International Airport sits inside the city, and the industrial around it is the airport submarket: smaller sites, older buildings, and users who need to be near the terminals, the sort yards, or a same-day route. Public descriptions of the airport place it in the urban core rather than on the fringe. That geography is why a 24-foot clear building can still be financeable. The tenant took it for location. A lender who compares it only with a 40-foot box in the southwest Valley will reject a rent roll that is actually full. New bulk product belongs on other industrial pages. This one is the ring.

Refinance and capital expenditure dominate the requests. Roofs, truck courts, and fire-life safety on a 1970s building are the uses of proceeds, not a ground-up budget. Life company, bank, or CMBS can hold a leased infill building. Bridge fits a dark building or a renovation that has not leased. We arrange those. We do not turn a functional-obsolescence story into a permanent quote that dies at the engineering report. Parent pages: Phoenix industrial, Arizona industrial, and the city hub Phoenix.

No tombstone says Sky Harbor. The published Phoenix industrial card is not identified as this submarket, so it stays on the Phoenix industrial page. We will not drag it here for atmosphere.

Clear height and truck court, stated plainly

Measure clear height, dock configuration, and whether 53-foot trailers can actually turn. Short-haul and air-cargo suppliers often live with constraints a regional distribution center will not. The loan should say that, instead of promising a modernization the site cannot fit.

Environmental and flood questions show up on older infill parcels near the river and the rails. If a phase I exists, attach it. If it does not, say that it is still open.

Outer-loop warehouses are a different commute for freight

Loop 303, Tolleson, and Gateway are other sheds. A sponsor who owns both an airport infill building and a southwest big box should send two requests. One term sheet will not describe both truck courts.

Cold storage near the airport, if the building is refrigerated, is the cold-storage page. A yard with no building is the outdoor-storage page.

Sky Harbor Center

Sky Harbor Center is a business park of industrial and some office near the airport. A warehouse or flex building in the park is this page. A hotel on the same approach is the hospitality page. The park name is not a claim that every airport-area building is inside the center.

Sources for an airport-ring refinance

Sources for an airport-ring refinance
SourceWhen it fits
Life companyA leased infill building whose clear height the tenant has already accepted.
BankA smaller airport-area refinance, including modest capex.
CMBSWhen portfolio lenders will not stretch on an older multi-tenant infill property.
BridgeRenovation or vacancy in the airport ring before a permanent lender will look.

Airport-submarket questions

Is airport-area industrial the same loan as a Loop 303 warehouse?
No. Sky Harbor infill is older and tighter. Outer-loop buildings are a different clear height and a different page.
Do older clear heights kill a refinance?
Not by themselves. Lenders look at whether the existing tenant functions in that building. Capex and truck access still have to be in the file.
Is there a Sky Harbor tombstone?
No. We do not label the Phoenix industrial card as airport-submarket proof.
