Brokers say Scottsdale South for a belt of offices and apartments below Old Town. The landmark office project is SkySong, the ASU Scottsdale Innovation Center at Scottsdale and McDowell Roads: mixed-use buildings with office floors, not a resort. McDowell Road itself has older retail and apartments that sponsors buy to renovate. That value-add story is a rent roll and a plan, not a slogan.
Old Town’s nightlife, hotels, and Scottsdale Fashion Square sit north of this belt and already have Old Town Scottsdale. Do not send a Fashion Square shop or an Old Town hotel to this page because the city is the same. The city hub is Scottsdale. Office as a property type is Arizona office.
SkySong and McDowell Road
A SkySong suite is an office loan: the tenant, the term, and whether the sponsor occupies the space. The innovation-center name does not change the collateral into a venture investment. We arrange a commercial mortgage. We do not buy equity in a tenant’s company, and we do not run a securities desk.
McDowell apartments that are being renovated are often bridge during the work and a permanent loan after the units are leased. Describe the occupancy honestly. A half-empty renovation is not a stabilized community. Scottsdale bridge is the transitional comparison. Scottsdale permanent loans are the long hold.
