Superstition Springs Center is the mall at Power Road and the Superstition Freeway. Around it are strip retail, medical buildings, and low-rise office that leasing brokers file under Mesa East or the Superstition Corridor. A shopper’s search for the mall and a sponsor’s search for office space land in the same geography. They do not land in the same loan.
The corridor name is folded in on purpose. A second page for “Superstition Corridor” would walk the same Power Road and US-60 blocks. Mesa retail still covers the city’s other centers, including Fiesta and Riverview. The city page is Mesa. The index is Markets.
Mall retail versus a medical building on Power Road
Inline mall shops, a pad site, and a clinic building do not share a rent roll. Retail credit wants the lease and the sales. A medical condo the doctor occupies is usually a bank or credit union conversation. A leased multi-tenant medical building can be life company or CMBS. We ask which building you own before we ask which source.
Mesa bank comparisons are on Mesa bank loans. No east Mesa rate is printed here. Arizona medical office is the property-type note for a clinic.
What east Mesa does not include
Downtown Mesa, the Fiesta district, and the Gateway industrial area near the airport are different Mesa stories. Gateway in particular is warehouses and large users, not a mall pad. If the address is on the US-60 near the mall, stay here. If it is a distribution building by the airport, use the Mesa city page and the industrial notes.
A long-term hold on a leased east Mesa building is discussed with Arizona permanent loans. Retail underwriting in general is Arizona retail.
Capital for east Mesa
| Source | When it fits |
|---|---|
| Retail | The mall area and its pads. |
| Medical office | Clinics near Power Road when that is the collateral. |
| Mesa bank | Owner-user space a portfolio lender might hold. We are not the bank. |
| Mesa retail | The rest of Mesa’s shops, outside this east node. |
