Fiesta District retail, the Superstition Springs trade area, and a neighborhood strip on Main Street or Power Road do not go to the same lender because they share a Mesa address. Grocery-anchored and shadow-anchored centers are a different rollover from local shops. Capital Market Funds originates life company, bank, CMBS, or bridge. Agency debt is the wrong label for a shopping center.
The only published retail origination is The Block at Pima Center in Scottsdale: 37,958 NRSF, $14,500,000, ground-lease acquisition, 2022, prior firm. It stays on the Scottsdale page. The Tempe card is a dental office, not a store. Arizona retail explains the statewide underwriting. This page is only property inside Mesa.
Tenancy, not the mall name
Naming Superstition Springs or Fiesta describes a trade area. It is not a claim that Capital Market Funds financed those centers, and it is not a list of Mesa closings. We do not publish a Mesa cap rate.
A dark bay being re-leased is bridge if permanent credit will not take today’s occupancy. We will say that before a life-company application spends a quarter on a leasing story that is still a plan.
Mesa retail is not mixed-use and not medical
Apartments over shops are mixed-use and are underwritten to the income split. A dental suite is medical office. The published Tempe dental cash-out of $745,000 does not move to Mesa to decorate this page.
Gilbert’s SanTan trade area and Chandler Fashion Center are different cities when the address says so. A center on the Mesa side of Power Road is Mesa. The other side is not.
Riverview, Fiesta, Red Mountain, and the Asian District
Mesa Riverview is the large retail center near Dobson Road and the Loop 202. The Fiesta District, farther south around Southern Avenue, is an older retail and medical-office area, including the streets near Banner Desert. Red Mountain is the northeast Mesa retail submarket, neighborhood centers rather than a second Riverview. The Mesa Asian District, around Dobson and Main, is restaurants and small shops. A restaurant lease there is retail credit. It is not a specialty loan product.
Mesa retail: Retail risks that change the source
- US-60, Falcon Field, and Gateway
- Mesa’s commercial geography runs from downtown and the light-rail spine to Falcon Field in northeast Mesa and Phoenix-Mesa Gateway Airport on the southeast edge. Boeing’s Apache program is associated with its Mesa site near Falcon Field. Eastmark garden product is not the same rent roll as older west Mesa apartments. Source: City of Mesa.
- Rollover
- Anchor, shadow-anchor, and a strip of local tenants are different credit. Life company and bank read the expirations. A center that is still leasing is not quoted as if it were full.
- Sales are not a cap rate page
- We do not publish a cap rate or a rent per foot. The rent roll and the leases are the file.
Capital for Mesa retail
| Source | When it fits |
|---|---|
| Life company | Mesa centers with in-place tenants an insurance company will hold. |
| Bank and credit union | A portfolio hold when the relationship is the point. |
| CMBS | Proceeds or structure the life company will not stretch to. |
| Bridge | A Mesa bay in release, with a takeout, not a stabilized quote. |
