Arizona small-balance commercial mortgages

A small-balance commercial mortgage on this page is a loan on Arizona retail, office, industrial, or mixed-use property that is too small for some institutional executions and still a commercial loan. Apartments have their own page.

Sponsors say small balance when the building is a corner retail bay, a small office, a warehouse, or a mixed-use property, and the loan is larger than a consumer note but smaller than a big conduit or life-company appetite. The exact dollar line moves, and we do not print one. What does not move on this page is the property type. If the collateral is apartments of five or more units, use Arizona small-balance multifamily. That page is the agency small-loan conversation. This one is not.

Fannie Mae's small-loan page says it serves smaller rental properties through its Delegated Underwriting and Servicing model. Those are multifamily loans made by DUS lenders. Capital Market Funds is not a Fannie Mae DUS lender. A shop or a warehouse does not become a Fannie Mae small loan by being small. A bank may hold it. A life company sometimes holds a small commercial loan when the tenant and the leverage fit that company. Arizona bank and Arizona permanent are those paths. We arrange them. We are not the bank and not the insurance company.

Coverage still matters. Net operating income and the payment are the test, and the lender sets the ratio. Arizona commercial DSCR explains that test for commercial property. The DSCR calculator and the rates and loan calculator use numbers you type. The OCC's March 2022 booklet tells national-bank examiners how income-producing commercial real estate is supervised. It is not a maximum loan size for a Mesa retail strip. The Mortgage Bankers Association's research section is national context, not a small-loan grid from this office.

How bank and life-company appetite differ on a small building

A bank may like a local tenant, a deposit relationship, and recourse. A life company may like a long lease to a credit tenant and a lower leverage point, and it may still have a floor below which the loan is not worth its process. Ask both, when both are plausible, and do not assume the floor. We will not publish a floor, because a floor we printed would be read as a quote. Lender types compared shows structure without coupons.

Mixed-use needs a clear income stack: which suite is an apartment, which is a shop, and who pays the expenses. Do not send one number for the whole building without the rent roll. Owner-users should say they occupy the space. Investors should say the tenants are unrelated. Those are different credit stories even when the loan is small.

What this page will not borrow from the apartment sheet

It will not repeat a Fannie Mae or Freddie Mac apartment parameter and apply it to a warehouse. It will not call a fourplex a small-balance commercial loan. One-to-four-unit investor rentals are a different cluster. It will not rank banks. Craig Hoebing arranges the file from Scottsdale under CMB-1047342 and NMLS 1445066. Capital Market Funds is not a Freddie Mac Optigo lender either.

Small commercial loan questions

Is this the same loan as Arizona small-balance multifamily?
No. That page is apartments of five or more units, including agency small loans arranged with DUS or Optigo lenders. This page is retail, office, industrial, and mixed-use.
What loan amount counts as small balance in Arizona?
This page does not print a cutoff. Lenders change their floors. A number published here would be read as a quote, and we do not quote proceeds.
Can a fourplex use the Arizona small-balance commercial page?
No. One-to-four-unit investor rentals are a separate product, and only when the borrower does not occupy the property. Apartments of five or more units use the multifamily page.
Are you a Fannie Mae DUS lender for small commercial buildings?
No. Capital Market Funds is not a Fannie Mae DUS lender. Fannie Mae's small-loan platform is multifamily. A shop or a warehouse is arranged with a bank or another commercial lender.

No small-balance cutoff is stated

This page does not publish a maximum loan amount or a sample closing. Apartment small-loan parameters stay on the multifamily page and are not copied here.
