West Valley logistics financing for Inland Empire industrial owners

Interstate 10 runs from the California line at Ehrenberg into Phoenix, which is the drive lane Inland Empire industrial owners use when they buy West Valley bulk. The loan is on the Arizona building.

The I-10 in Arizona, as mapped in public highway descriptions, enters the state at Ehrenberg and continues to the Phoenix metro. That is the freight lane, not a small-bay story. Owners who already hold Inland Empire big boxes tend to look at Tolleson, Goodyear, and the southwest warehouses where a single tenant and a truck court dominate the credit. Citybiz reported in August 2026 that INDUS acquired a 418,000-square-foot industrial building in Tolleson. That report is INDUS's acquisition, not a Capital Market Funds closing, and we do not imply this desk arranged that financing.

Underwriting a 400,000-square-foot logistics building is tenant credit, remaining term, clear height, and trailer storage. It is not suite-level rollover. If your Phoenix purchase is multi-tenant flex, use the small-bay page written for a different buyer. The city page for the Tolleson address is Tolleson. Phoenix warehouses that are inside the City of Phoenix are Phoenix industrial. Sponsors and owners start at sponsors and owners.

Acquisition debt is arranged on Arizona commercial mortgage. If California sale proceeds are parked in an exchange, the QI and the CPA own the tax work and the identification calendar. We only need the date so we know whether a life-company or bank process can finish. The Arizona exchange note is Arizona 1031. We do not claim a California license for the Inland Empire half of the trip.

One tenant, one truck court

Send the Tolleson or West Valley address, the single-tenant lease or the mark-to-market story, and the clear height. A lender comparing this with a Fontana cross-dock will still underwrite Arizona taxes, Arizona insurance, and the actual dock count. We will not pretend the buildings are interchangeable because both touch I-10.

Spec bulk that is still dark is bridge, with a takeout named. A five-year credit tenant can be life company or CMBS. A bank may hold a smaller occupied building. Fannie Mae does not finance warehouses.

Square footage we will not borrow

INDUS's 418,000 square feet is a public acquisition size. It shows that institutional buyers are taking down Tolleson product. It is not a loan amount this desk arranged and not a proceeds target for your file.

Nothing on the transactions list names Tolleson or an Inland Empire buyer.

Logistics acquisitions that are not our cards

INDUS's Tolleson purchase, as citybiz reported it, is not a Capital Market Funds loan. No tombstone names an Inland Empire buyer.

Questions from Inland Empire owners

Do you originate from an Inland Empire office?
No. There is no California office and no California license claimed here. The collateral is the Arizona industrial building.
Did you finance the 418,000-square-foot Tolleson building INDUS bought?
No. Citybiz's August 2026 report is their acquisition announcement. We cite the size as market context only.
Is a Tolleson cross-dock the same loan as Phoenix small-bay flex?
No. Bulk logistics is one tenant and a truck court. Small-bay is suite rollover. They are different pages on purpose.
