The Camelback Corridor is Phoenix's Biltmore office spine, roughly along Camelback Road from the mid-20s streets toward 44th Street and the city's east edge. The Esplanade campus at 24th Street and Camelback, including Esplanade II at 2525 E Camelback Road, is the Class A cluster brokers use as the landmark: professional services, law firms, and financial tenants in mid-rise towers. That tenant mix is the underwriting. It is not a claim that we leased or financed the Esplanade, and it is not a rent or vacancy figure.
Office credit is selective. A bank or life company will read a roster that can be explained. CMBS is the stretch. Bridge is a lease-up or a capital plan, not a vacant building described as core. We are not a bank. Downtown and midtown Phoenix are different office inventories inside the same city and do not borrow this page's story.
Why no Phoenix office dollar appears here
The office amounts on this site name other places. Chandler's Price Road bridge is $14,000,000, 2019, and the card says Price Road Corridor, which is Chandler. Chandler's owner-user office is $15,600,000, 2022. Tempe's dental suite is $745,000. A Midwest bank office acquisition is not Arizona. None of them is a Camelback address.
Scottsdale office, including Old Town, is a different city even when the building is on Camelback Road east of Scottsdale Road. Camelback Square in Old Town is not this Phoenix corridor. Send the address before anyone picks the page.
How a Camelback refinance or purchase is shopped
A refinance replaces the note already on the building. A purchase follows the contract. Neither is published for a Phoenix office asset. We will not use the 2019 Chandler bridge as a structure on offer for a Biltmore tower.
The city page is Phoenix. The property-type page is Phoenix office. Portfolio quotes are compared on Phoenix bank.
Camelback East, the village around this office spine
Camelback East is the City of Phoenix planning village that contains this corridor plus the Biltmore neighborhood and Arcadia. The village name is not a loan. This page stays the office buildings along Camelback. A fashion-park shop or an Arcadia strip is a different rent roll in the same village.
44th Street office, toward the airport
44th Street is an office submarket on the east side, with towers and hotels closer to Sky Harbor than the Esplanade is. Brokers group some of it with the Camelback story and some of it with the airport. An office building on 44th Street can be discussed with this corridor when the collateral is office. A warehouse by the runways belongs on the Sky Harbor industrial page, not here. A hotel on 44th is hospitality, even if the lobby faces an office tower.
