Arcadia: where the address sits

Strips, not the side streets
Arcadia commercial property is concentrated on Camelback Road, 44th Street, and Indian School Road, including centers such as Arcadia Fiesta and Arcadia Commons. The residential blocks are not commercial collateral. The neighborhood is in the City of Phoenix. City of Phoenix

Arcadia is a Phoenix neighborhood east of the city core. Most of what people mean by the name is residential. The commercial stock is thinner and specific: retail centers such as Arcadia Fiesta and Arcadia Commons, medical and professional suites, and small apartment buildings on the arterials. Searches that only say “Arcadia apartments” are often renters. A loan on this page is for someone who owns the building.

The neighborhood sits inside the same broad east-Phoenix area as the Biltmore and the Camelback office spine. Those are separate pages because the buildings are different. Biltmore is the resort, the fashion park, and larger apartments. Camelback Corridor is office. Phoenix is the city. This page is the Arcadia strips.

Fiesta, Commons, and the other strips

Arcadia Fiesta and Arcadia Commons are shopping centers, not house comps. Retail credit is the tenant list, the sales, and the years left on the leases. A small office or a clinic in the same center is either part of that rent roll or an owner-user condo. Tell us which. We arrange bank, life company, or CMBS debt when the income supports it. We do not fund the center.

Indian School Road and 44th Street have more of the same: one-story retail and services. They are not a corporate campus. Do not send a house on a side street with a request to finance it as a retail pad.

Small multifamily on the arterials

A small apartment building in Arcadia can be a commercial loan when you own the whole property and the units are rented. A condo you live in is not. Agency programs may be too large or too formal for a very small building. A bank or a credit union is often the realistic hold. We are not that institution, and we are not a Fannie Mae DUS lender.

Retail mechanics live on Arizona retail. The markets index is Markets. A Phoenix bank comparison for an owner-user suite is Phoenix bank.

Is Arcadia the Biltmore office market?
No. Office towers on Camelback belong on the Camelback Corridor page. The resort and Biltmore Fashion Park belong on the Biltmore page. Arcadia on this page means the neighborhood strips.
Where is the office that handles Arcadia?
