Historic downtown Glendale, including the antique and local-shop streets, is a different rent roll from the Arrowhead trade area and from pads that serve the sports district. Capital Market Funds does not claim Arrowhead Towne Center or the venues as clients. Life company, bank, CMBS, or bridge is how a Glendale center is financed. Agency debt is the wrong label.
No retail tombstone names Glendale. The published retail loan is The Block at Pima Center in Scottsdale, $14,500,000, ground-lease acquisition, 2022. It does not move to the West Valley. Arizona retail keeps that card. Glendale is the city hub, and it already says there is no Glendale closing.
Downtown suites versus a shadow anchor
A row of small downtown suites can be a bank hold. A shadow-anchored center near Arrowhead is a life-company or CMBS conversation if the credit tenant and the rollover support it. We will not quote them on the same proceeds because the city name matches.
A dark box after a junior anchor leaves is bridge. We will say that before anyone spends a quarter describing the center as core.
Sports-district retail is still a lease
Game-day traffic is not trailing rent. If the tenant is a restaurant or a shop on a pad, we underwrite the lease. We do not underwrite the event calendar, and we do not publish a Glendale retail volume.
Peoria retail along Lake Pleasant is the next city north. It is not a Glendale loan. Phoenix retail inside the Phoenix city limit is not this page either.
