Peoria retail mortgages

Peoria retail follows the northwest housing base. Arrowhead is a Glendale landmark, and no retail tombstone names Peoria.

Lake Pleasant Parkway retail is newer strips and grocery shadow anchors built with the housing. Old Town Peoria is smaller and older. Those are different rollovers. Capital Market Funds originates life company, bank, CMBS, or bridge. We do not claim any named Peoria center as a client, and we do not assign Arrowhead Towne Center to Peoria. That mall sits in Glendale.

The only published retail loan is The Block at Pima Center, Scottsdale, $14,500,000, 2022, ground lease. It is not a Northwest Valley closing. Arizona retail explains how tenancy is read statewide. Peoria is the city page, and it has no dollar amount because none is published.

Peoria retail: Retail risks that change the source

Loop 101 and Loop 303
Peoria stretches from the 101 toward the Loop 303. Newer product on the west side of the city is a different age and lease-up story from older stock closer to Glendale. Source: City of Peoria.
Rollover
Anchor, shadow-anchor, and a strip of local tenants are different credit. Life company and bank read the expirations. A center that is still leasing is not quoted as if it were full.
Sales are not a cap rate page
We do not publish a cap rate or a rent per foot. The rent roll and the leases are the file.

Shadow anchors along Lake Pleasant

A grocery shadow anchor in north Peoria can be a life-company or bank file when the lease term is real. A center that delivered with the last subdivision and still has vacant shop space is not that file. Bridge is the transitional answer. We will not call the vacancy a rounding error.

CMBS is the stretch when proceeds or a structure the bank will not write is the actual problem. It is not the default for a four-tenant strip.

Do not borrow Glendale’s mall

Sponsors searching Peoria retail sometimes mean the Arrowhead trade area. If the address is Glendale, use Glendale retail. If it is Surprise, that city has its own page and also has no retail card.

Apartments next to a Peoria center are Peoria multifamily. A shop is not an apartment loan, and an apartment is not a retail loan. We are not a Fannie Mae DUS lender on the apartment side.

Central Peoria shops

Central Peoria retail is the shop inventory along Grand Avenue, Olive, and the Bell Road approaches, including pads that serve the middle of the city. Arrowhead Towne Center, on the Glendale line at Bell Road, is the regional mall at the edge of this trade area. A neighborhood strip on Grand Avenue is not that mall. Both can be Peoria or Glendale depending on the parcel. Read the city on the lease.
