It is the office product along Hayden Road, including buildings people call Hayden Corporate Center, the shops at Mercado on Hayden, and resort hotels that sit in the ranch. A lender reads the leases or the hotel’s operating statement. The lake view is not the collateral.
Brokers have treated McCormick Ranch as its own office pocket inside Scottsdale. That is why it is not folded into the Airpark page and not left as a single sentence on the city page. Hayden Road offices and the ranch hotels
An office park on Hayden is a multi-tenant or owner-user file. Life company and CMBS care about the roster and the rollover. A bank cares about whether the sponsor will sign recourse and whether the building is small enough to portfolio. We line those quotes up. We are not a bank.

Scottsdale Ranch is the master-planned community east of McCormick Ranch, toward Shea Boulevard and Via Linda. Its commercial property is neighborhood retail and medical office, not a second Hayden Road corporate park. Search interest is thin, so it lives here as a section. Send a Shea or Via Linda address if that is the building. Do not label it Hayden Corporate Center.

Start with the address, a rent roll or hotel statement, and the purpose. Refinance means a loan is already on the property. Purchase means a contract. Those are different packages.
