Scottsdale Cure Corridor medical office financing

Scottsdale's Cure Corridor is the healthcare and bioscience stretch along Shea Boulevard and Scottsdale Road, from the Airpark down to SkySong. We arrange financing for the leased buildings. We do not arrange financing for the hospitals.

Scottsdale Cure Corridor: where the address sits

Shea and Scottsdale Road, more than 50 companies
AZ Big Media describes the Cure Corridor as running loosely east-west on Shea Boulevard and north-south on Scottsdale Road from the Airpark to SkySong, the ASU innovation center. The same account says the network includes more than 50 healthcare and bioscience companies, with HonorHealth and Mayo Clinic among the anchors. That count is the article's. It is not our tenant roll. AZ Big Media

A Cure Corridor loan is usually a building leased to a practice, a lab, or a life-science user, not the hospital campus next door. HonorHealth Shea and Mayo Clinic explain why the tenants are here. They do not sign your rent roll. The lender still reads the actual tenant, the remaining term, patient or employee parking, and whether the use is clinical, administrative, or a lab that needs different power and waste handling. Life company and bank are the ordinary permanent holds. CMBS shows up when proceeds will not reach. Bridge is for a suite that is still empty.

Citywide medical office, including buildings that are not on this stretch, is Scottsdale medical office. The city hub is Scottsdale. Arizona medical office outside this corridor is medical office. The Airpark employment district, which touches the north end but is flex and industrial as often as it is clinical, is Scottsdale Airpark. We are not a HUD 232 lender on this page. HUD 232 is residential care, and that is a different asset.

A lab suite is not a dental condo

Bioscience space can need ventilation, floor load, and a tenant improvement budget that a neighborhood clinic does not. Say which one you have. A bank may hold an owner-occupied practice. A life company may want a credit tenant in a multi-tenant medical building and pass on a single condo. We compare those quotes. We do not publish a Scottsdale medical cap rate.

The Tempe medical cash-out on the transactions list names Tempe. It is not a Shea Boulevard loan, and it is not relabeled as Cure Corridor proof.

SkySong is the south end, not Old Town

SkySong sits at the south end of the corridor the city and AZ Big Media describe. Old Town hotels and retail are a different walk and a different page, Scottsdale hospitality or the Scottsdale retail overlays. Do not staple a hotel trailing-twelve to a lab lease because both are in Scottsdale.

No tombstone names the Cure Corridor, Shea, or SkySong.

Cure Corridor questions

Do you lend to HonorHealth or Mayo Clinic on this page?
No. Those systems are why the corridor exists. The loan is on a building leased to a practice, a lab, or another private user, not on the hospital.
Is the Cure Corridor the same as the Airpark?
They touch at the north end. Airpark is the airport employment district. This page is the Shea and Scottsdale Road healthcare stretch down to SkySong.
Is a Cure Corridor clinic a HUD 232 loan?
No. HUD 232 is residential care. A medical office lease is commercial credit. We do not claim MAP or LEAN approval.
