Old Town Scottsdale and the resort corridor north of Camelback are where hotel searches point. A flagged select-service hotel and a full-service resort are not the same loan, even when both are inside the city. Capital Market Funds originates bank, CMBS, or bridge from Suite 255. We do not claim any resort or Old Town hotel as a closing. We do not publish occupancy for the market.
No hospitality tombstone exists anywhere on the site. Pima Center is multi-tenant retail on a ground lease, not a hotel. Airpark flex is industrial. Harvard Court is a Phoenix apartment. Arizona hospitality is the statewide page and already says HUD is not the default hotel program. This page is only a lodging asset in Scottsdale.
Flag and trailing twelve
Brand, franchise term, and the trailing twelve months decide whether a bank or a CMBS desk will read a Scottsdale hotel. A PIP that is still a plan is not trailing cash flow. Bridge fits a flag conversion or a repositioning when the takeout is named.
We will not force a Scottsdale hotel into HUD 223(f). That program is multifamily. Construction is not a standalone product. A heavy renovation is bridge or it waits.
Not a resort directory and not SBA
This page does not list Scottsdale resorts as borrowers. The corridor is the geography sponsors type into a search. The collateral still has to be a specific hotel with a specific trailing statement.
We are not a small-business lender and this is not an SBA page. We are not a Fannie Mae DUS lender. Hotel debt here is bank, CMBS, or private bridge.
