In Business Phoenix reported that California investors bought the 3 Palms hotel at 7707 E. McDowell Road in Scottsdale, and that the hotel's location in an Opportunity Zone was part of why the purchase appealed for a 1031 exchange. The seller in that report was also in California. We cite the story because it shows the buyer pattern. We do not recite the sale price as a loan amount, we do not imply this desk arranged the hotel loan, and we do not give opportunity-zone or 1031 advice. A qualified intermediary and a CPA own the tax work. Our piece is the debt on the Arizona asset.
A Scottsdale hotel loan is trailing rooms revenue, the flag, and any property-improvement plan the brand requires. It is not a retail cap rate and not an apartment loan. Stabilized hotels are Scottsdale hospitality. A ground-up or heavy rebuild is Scottsdale construction. Owners start at owners. Sponsors start at sponsors. The acquisition desk is Arizona commercial mortgage. If sale proceeds from California are in an exchange, the timing note that stays inside Arizona is Arizona 1031.
Send the hotel, not the California relinquished property
Send the Scottsdale address, the trailing twelve months, the franchise agreement, and the purchase contract or the existing note. If an exchange deadline is real, send the date the intermediary gave you. We use the date to see whether a bank, a life company, or CMBS can finish. We do not tell you whether the exchange qualifies, and we do not prepare a California return.
Old Town boutique construction, including hotels other firms have publicly financed, is not proof that your acquisition will be non-recourse. Recourse is the lender's term on this asset.
San Diego highway buyers are a different note
Buyers whose search is Interstate 8 into Casa Grande and Pinal are already covered on a separate Arizona page. This page is a Scottsdale hotel. Do not mix a Pinal industrial building into a rooms-revenue file because both buyers live in California.
No tombstone names a California hotel buyer or the McDowell Road property in that report.
