Howard Hughes describes Teravalis as a 37,000-acre community in Buckeye, between the White Tank Mountains and the Belmont range, and describes Buckeye as one of the nation's fastest-growing areas. That sentence is theirs. It tells a construction lender why a retail pad, an apartment, or a small industrial building might show up on the northern edge of town. It does not make the acreage collateral we will finance. The city page already says vacant land and lot development are outside the offering. This page does not reopen that door.
What lenders do price is timing. A vertical building needs a road, a will-serve or a designated water provider, and a budget that still works if the rooftops around it arrive late. The assured-water fight over Phoenix-area subdivisions is explained on Arizona water supply and CRE lending. It is not legal advice, and it is not a certificate for a Buckeye parcel. Statewide construction sources are construction financing and Arizona construction. The city hub is Buckeye.
A pad behind a master plan is still a pad
Send the Buckeye address, the vertical plan, and whether water is a certificate, a designated provider, or an open item. If the business plan is to sell houses, stop. We do not arrange for-sale subdivision paper. If the plan is a rental community, a shop, or a warehouse with a real budget, say which lender you think funds the inspections: a bank, a HUD-approved lender on apartments, or a debt fund.
Goodyear, to the east, has its own construction page because the freeway industrial and the data-center campuses are a different credit. Verrado retail that is already standing is Verrado, not a draw request.
No Buckeye dollar is available to borrow
Nothing on the transactions list names Buckeye. We will not scale a loan off Howard Hughes's acreage or off any home-count in a brochure.
Craig Hoebing arranges the file from Scottsdale. Buckeye does not get a branch.
Who might fund a Buckeye vertical building
| Source | When it fits |
|---|---|
| Bank draws | A bank may fund a Buckeye commercial building. We arrange the introduction. |
| HUD 221(d)(4) | New apartments only when the HUD process is the point. |
| Debt fund | Shorter capital if the Buckeye calendar will not wait. |
| Buckeye city page | Stabilized income property after the building exists. Not land. |
