Microsoft has publicly described datacenter campuses in Goodyear, including land reported near Citrus Road and Loop 303 and a separate airport-area holding. Those are owner-funded technology campuses. A lender sizing a speculative industrial shell on the same freeway is not sizing Microsoft's power yard. The competition is for contractors, power, and land price, not for the same mortgage. If your tenant is a credit user building to suit, the lease is the credit. If the building is dark, the lender will ask for pre-leasing and for the sponsor's cash, which is the same question on Phoenix industrial construction.
The freeway context is Loop 303 industrial. The city hub is Goodyear. The construction index is construction financing. Arizona rules are Arizona construction. Buckeye, farther west, is a water-and-master-plan conversation, not this logistics file.
Spec shells versus a single-tenant build-to-suit
Send the Goodyear address, the clear height, and whether a tenant has signed. A five-year local lease is often a bank construction loan with a mini-perm. A long credit tenant can support a takeout that looks like a leasehold or a life-company forward. A fully vacant spec box is bridge or a debt-fund construction facility until the lease is real. We arrange those. We do not become the landlord.
Raw land along the freeway is still not a product. The city page says the same thing. Bring a vertical budget.
Datacenter dollars we will not repeat
News reports have printed land prices for Microsoft parcels in Goodyear. Those prices are not a loan quote and not a comparable we will underwrite your shell against. We also will not claim the datacenter as a Capital Market Funds project.
No Goodyear card is on the transactions list.
