Chandler commercial construction loans for infill, not new subdivisions

Chandler construction lending has shifted toward infill, redevelopment, and Airpark industrial. The city is not a greenfield subdivision market, and we are not the lender funding the draws.

The City of Chandler's Airpark materials say that as the city approaches build-out, keeping employment land for jobs matters. Lenders read that as a change in product. A request to finance another edge subdivision is the wrong file. A request to build or rebuild an industrial building near Chandler Municipal Airport, or to redevelop a site that already has an address, is the file this page is for. The district itself is Chandler Airpark. Price Road office, which is not this construction story, is Price Road.

Bank draws are compared on Chandler bank and on Arizona bank construction. The parent index is construction financing. Arizona water and lien context sit on Arizona construction. The city hub for a building that is already standing is Chandler.

Airpark shells versus a Price Road renovation

An Airpark industrial shell is tenant, clear height, and a draw schedule. A Price Road office renovation may be a bridge or a permanent loan if the building already stands and the work is a reposition, not a ground-up permit. Say which one you have. We will not quote them as the same loan because both are in Chandler.

Owner-user shops that serve the semiconductor supply chain, including buildings near Intel's Ocotillo campus, can also be a Chandler construction conversation when the operating company will occupy the finished building. The manufacturing page that explains that split is Phoenix manufacturing facilities. Chandler's address still controls.

Published Chandler loans are not construction

The two Chandler cards are an office bridge and an owner-user office, both tied to Price Road in the way the city page describes them. Neither is a ground-up industrial draw. We will not relabel them.

There is no Chandler branch. The arranger is in Scottsdale.

Chandler construction questions

Why is Chandler construction an infill conversation?
The city describes itself as approaching build-out and treats Airpark employment land as something to keep. Lenders follow that. Greenfield subdivision paper is not the product.
Are the Price Road office loans construction draws?
No. They are an office bridge and an owner-user office. They stay on the Chandler page.
Do you staff a construction desk in Chandler?
No. We arrange the facility from Scottsdale. The lender funds the inspections.
