Phoenix commercial acquisition loan

A Phoenix acquisition is a loan against a purchase contract in the City of Phoenix. The two published Phoenix cards are refinances, so they are not proof of a purchase.

Documents that make an acquisition financeable

  • The contract

Price, earnest money, and the outside date. We do not arrange financing for a story that does not have a purchase agreement or a clear off-market path.

  • Sources and uses

Debt, equity, and any assumed payoff. The capital stack is those numbers, not a sample stack.

  • The takeout, if the close is tight

A purchase that must close before permanent credit finishes is bridge, sourced from private investors, with the permanent source named.

Phoenix market context

Sky Harbor and the freeway grid
Phoenix Sky Harbor International Airport sits inside the City of Phoenix. Industrial and hospitality requests near the airport are a different rent roll from Desert Ridge, Deer Valley, the Camelback Corridor, or Ahwatukee. The freeway grid is context for which submarket the address is in. It is not a closing. Phoenix Sky Harbor International Airport

Sponsors buying in the City of Phoenix send a contract, not a payoff statement. Downtown and midtown, the Camelback Corridor, Sky Harbor industrial, Deer Valley, and Ahwatukee are different rent rolls. Capital Market Funds originates the senior loan from Scottsdale and places it. We do not keep a Phoenix street address, and we do not turn a Phoenix refinance into a purchase story.

Life company, a bank or credit union, and CMBS are the commercial purchase paths. Stabilized apartments can be Fannie Mae, Freddie Mac, or HUD when the program fits. We are not a Fannie Mae DUS lender, and we do not claim MAP or LEAN approval. If the contract date will not survive permanent underwriting, the file is bridge, with the takeout named before anyone treats bridge as the finish line.

What the Phoenix tombstones are not

Harvard Court is a 2022 cash-out refinance of Phoenix multifamily, $1,350,000, prior firm. The dual-tenant industrial building is a 2019 life-company permanent cash-out, $5,000,000, also prior firm. Both belong on the Phoenix refinance and Phoenix cash-out pages. Neither purpose line says acquisition.

Scottsdale's published purchase is The Block at Pima Center, and it stays on the Scottsdale acquisition page because the address is Scottsdale. Using it here would call a Scottsdale purchase a Phoenix closing.

What to send on a Phoenix purchase

Send the contract, the earnest-money deadline, the property type, and a rent roll or unit mix. Say whether the collateral is fee simple or a ground lease. A ground lease is underwritten as a leasehold. We will not assume the sponsor owns the land.

Call (480) 495-8072 or use the form. The request reaches Craig Hoebing. It is not an application and not a commitment to lend. The statewide purchase page is Arizona acquisition.

Phoenix acquisition questions

Is there a published Phoenix acquisition?
No. The two Phoenix cards are cash-out refinances. The published Arizona purchase on the site is The Block at Pima Center in Scottsdale.
Can agency debt finance a Phoenix apartment purchase?
Yes, when the asset fits Fannie Mae, Freddie Mac, or HUD. Capital Market Funds originates that request and places it. We are not a Fannie Mae DUS lender.
What if the Phoenix closing date is inside two weeks?
Permanent credit often cannot finish that fast. The honest path is bridge with a named takeout, not a promise that life company or agency will ignore the contract.
