Tucson acquisition financing for income property

Tucson acquisition financing is the loan an investor uses to buy income property. The contract, the rent roll, and the third-party reports decide which capital source can even look. Capital Market Funds arranges that loan. It does not guarantee a closing date.

Purchase sources for a Tucson income property

Purchase sources for a Tucson income property
SourceWhen it fits
BankA bank purchase loan on a smaller Tucson income property, arranged with the bank. We are not the bank.
Life CompanyA life-company hold when the Tucson acquisition is already stabilized and leverage stays modest.
Bridge & PrivateA short loan when the Tucson purchase must close before permanent income is in place, sourced from private lenders.

Documents that make an acquisition financeable

  • The contract

Price, earnest money, and the outside date. We do not arrange financing for a story that does not have a purchase agreement or a clear off-market path.

  • Sources and uses

Debt, equity, and any assumed payoff. The capital stack is those numbers, not a sample stack.

  • The takeout, if the close is tight

A purchase that must close before permanent credit finishes is bridge, sourced from private investors, with the permanent source named.

Tucson purchase papers that usually come before a quote

  • Contract and dates

Price, deposits, and the outside date. A story without a contract is not a file we can time.

  • Rent roll

In-place leases, vacancies, and concessions. A brochure rent is not a lease.

  • Phase I and title

Environmental report, commitment, and survey exceptions. A clean flyer is not either report.

Buying Tucson income property starts with the purchase contract and the income that is actually in place. Wikipedia's Tucson article describes the university, Davis-Monthan, and the I-10 corridor as part of the city's economy. Those facts can explain why a buyer wants the address. They do not replace the leases. An investor purchase is this page. A loan for a home the buyer will live in is not.

The Pima County Assessor publishes parcel and valuation records. Buyers and lenders use them to see what the county has on file. That record is not an appraisal, not a survey, and not a title commitment. The OCC's Commercial Real Estate Lending handbook describes the kind of diligence banks expect on income property: income, collateral, and the sponsor. A life-company or conduit file asks for much of the same paper, then adds its own structure. We arrange the introduction. We are not those lenders.

Statewide purchase debt is acquisition financing. The city hub is Tucson. A bank path inside the city is Tucson bank, and that page arranges bank debt. It does not make Capital Market Funds a bank. The paper stack is the documents checklist. How to read an offer is the term sheet note. Price and income you type go in the cap rate calculator. The tool divides. It does not appraise the building.

Diligence that changes the Tucson purchase loan

A rent roll with vacant units marked vacant is the income story. A Phase I environmental site assessment is the environmental story. Title and an ALTA survey are the legal description, the exceptions, and the access. A.R.S. 33-801 defines deed-of-trust words used when the loan is documented in Arizona. Citing the section does not clear a title exception. Counsel and the title company do that work. This page is not a title opinion.

If the Phase I flags a past use that needs more study, the lender may pause. We will not promise that a report comes back clean, and we will not promise that a Tucson purchase closes on the contract date. The contract date is the buyer's date. The lender's date is whatever its checklist allows.

Match the source to the Tucson deal, then coordinate

A stabilized apartment may belong with an agency lender. A small multi-tenant building may belong with a bank. A single-tenant industrial building with a long lease may belong with a life company. A property that is half empty may belong with a bridge lender until the income exists. A conduit is a later conversation for a property that is already stable. Naming all five is not a menu you can order from. It is a way to stop sending a lease-up to a life company.

Broker coordination means the contract, the earnest money, and the outside date stay visible while the loan is arranged. We do not take the listing, and we do not become the seller's broker by arranging the debt. Craig Hoebing works from Scottsdale. Capital Market Funds is not a Fannie Mae DUS lender. Agency debt, if it fits, is placed with the lender that executes it.

Questions on a Tucson purchase loan

Will you promise a Tucson purchase loan closes by the contract date?

No. The contract date belongs to the buyer and seller. The lender finishes its own list. We arrange the loan and do not guarantee a day.

Does the Pima County Assessor set the price a lender will use?

No. Assessor records are public valuation context. The lender uses the appraisal and the contract. Those can differ from the tax record.

Is a Phase I optional on a Tucson acquisition?

Lenders usually want one before they go far. This office does not waive it. If the report asks for more study, the file may slow down.

Are you the bank that funds a Tucson purchase?

No. A bank, life company, agency lender, conduit, or private lender funds the loan. Capital Market Funds arranges it and is not those parties.
