Where a Scottsdale short loan sits relative to a permanent loan
Layer 1
Private bridge, arranged
A private lender holds the short note while the building is not a permanent story.
Layer 2
Bank permanent, arranged
A portfolio hold after income is real. We are not the bank.
Layer 3
Life-company permanent, arranged
Stabilized Scottsdale income property. Not a substitute for a rehab bridge.
Scottsdale sponsors sometimes ask for a short loan because the building is between tenants, in a rehab, or under a purchase contract that permanent credit will not meet. That is a bridge problem. Calling it hard money does not change who signs. The private lender signs. The statewide page is Arizona private bridge. The city bridge page that already exists is Scottsdale bridge. Arizona bridge is the state hub for the same arranged capital.
A life-company or bank permanent loan wants income that is already there. Scottsdale permanent is that long hold. Scottsdale bank is the portfolio version, and we are not the bank. If the Scottsdale asset is stabilized, start on those pages. If it is not, a private bridge can be arranged while the plan is unfinished. The acquisition page, when the job is simply the purchase, is Scottsdale acquisition. Lender types, without a ranking, are Arizona bridge lender types.
The City of Scottsdale's website is the municipal source. It does not underwrite a rehab. The OCC's March 2022 commercial real estate booklet describes how national banks are supervised for construction and income-property risk. We are not a national bank, so the booklet is a boundary, not our term sheet. The Mortgage Bankers Association's research section is national industry context, not a Scottsdale coupon.
Rehab and acquisition, still business purpose
A Scottsdale rehab of a rental the investor will not occupy can sit here. A remodel of a house the owner lives in cannot. A commercial building with a vacant suite can sit here when the story is lease-up, not a finished rent roll. Say which one you have. A permanent quote on a half-empty building wastes the life-company conversation and does not make the private loan longer than it is.
Name the takeout you hope for, and label it as a hope until a permanent lender has written something. A private loan that matures into a wish is how sponsors get surprised. We will say that before a term sheet is requested.
The office is in Scottsdale. The loan is not our loan.
The firm sits at 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258, (480) 495-8072. That address is the arranger's office. It is not a vault, and it is not a branch that funds Scottsdale rehabs. Craig Hoebing arranges under CMB-1047342 and NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender and does not lend hard money.
