Phoenix hard money arranged for a contract date

Phoenix hard money, as this page uses the words, is private bridge debt arranged for a business-purpose purchase or transition when a bank will not meet the date. A private lender makes the loan. This office does not.

Phoenix purchase contracts often have a date that does not care about a bank committee. That is the local reason sponsors use the hard-money phrase. The useful question is whether a private lender will read the asset before that date, and what the exit is after it. Phoenix bridge is the city bridge page already on this site. The statewide arranged product is Arizona private bridge. Arizona bridge is the broader bridge hub. Use this page when the address is Phoenix and the search words were the other name.

The City of Phoenix website is the city's public site, not a closing calendar. Maricopa County's site is where county government starts. Neither one orders title, and neither one is a lender. A private lender will still want its own title, its own look at the property, and a plan for how the short loan ends. The Mortgage Bankers Association's site supplies industry context. It does not promise a Phoenix closing speed.

Collateral is commercial property, or a one-to-four-unit rental the investor does not occupy. A purchase the buyer will live in is outside this page. If the Phoenix job is a straightforward acquisition that a bank can close on time, Phoenix acquisition is the better label. A junior layer behind a senior loan is Arizona mezzanine. Types of bridge lenders, without names and without a ranking, are on Arizona bridge lender types.

What a Phoenix contract-date file should say first

  • The date on the contract

And what happens if the loan is not ready. An extension the seller has not signed is not an extension.

  • Why a bank path misses it

A fact about this file, not a complaint about banks as a group.

  • The exit

Sale, lease-up, or a later refinance that is not approved yet.

  • Occupancy

Commercial property, or a rental the borrower will not occupy.

Speed is a question, not a slogan

Ask what the private lender still has to receive before it will schedule a close: entity documents, a plan, insurance, an environmental screen, or a budget. A date on a contract is not a date on a term sheet. We arrange the ask. We do not guarantee the week. We also do not tell a Phoenix bank it is slow. Some files belong there, and the bank comparison keeps that discussion neutral.

If the property already has income, a coverage test can wait for the takeout. The DSCR calculator is that later arithmetic. Do not use it to pretend a vacant Phoenix building covers a payment today.

Who signs, and who does not

The private lender signs the note. Capital Market Funds arranges the file from Scottsdale under CMB-1047342 and NMLS 1445066. There is no Phoenix street address for this firm. Capital Market Funds is not a Fannie Mae DUS lender, not a bank, and not a hard-money lender. Using the hard-money label does not make this firm the lender.

Phoenix contract-date questions

Will Capital Market Funds fund a Phoenix contract with its own hard money?
No. A private lender would make a private bridge loan. This firm arranges that conversation and is not the lender.
Does a Phoenix purchase contract force a private lender to close?
No. The contract date is the sponsor's deadline. The private lender still has its own list. We do not promise the date will be met.
Is a Phoenix house the buyer will occupy a hard-money file here?
No. The page is business-purpose commercial property or a rental the borrower does not occupy.
Should every Phoenix deal skip the bank?
No. If a bank can meet the date, that path stays open. The point of this page is the file that cannot wait, not a claim that banks are the wrong lender.
