A Tucson property in the middle of a lease-up, a sale, or a rehab does not become a permanent loan because someone wants it to. When bank credit is slow or the income is not there yet, sponsors look for private bridge. This page arranges that introduction. It does not fund it. The state page is Arizona private bridge. The existing bridge hub is Arizona bridge. A long loan on a leased Tucson building is Tucson permanent. A bank hold, when the bank is actually the right reader, is Tucson bank, and we are not that bank.
The City of Tucson website did not return a page we could cite. Nothing below pretends to quote a Tucson ordinance. The Mortgage Bankers Association's site and Trepp's site are industry sources. The OCC's March 2022 commercial real estate booklet explains bank supervision of construction and income-producing property. Those sources describe markets and bank exams. They do not set a Tucson fee, and they do not make this office a lender.
Five or more apartments are discussed as income property on Tucson multifamily, not as a consumer rental. A one-to-four-unit property belongs here only when an investor owns it and does not occupy it. Coverage arithmetic, after income exists, can be typed into the DSCR calculator. Bridge lender types without a ranking are Arizona bridge lender types.
Transitional income is the reason, not a slogan about banks
A bank may be the right lender and still need a rent roll the building does not have. That is a timing fact. It is not a reason to insult the bank. A private lender may accept the gap and charge for the risk in its own documents. We arrange the comparison. We do not publish which one is cheaper, because we do not publish rates.
Say what is transitional: vacancy, a renovation, a pending sale, or a loan that matured. Say what the next capital source has to be. If you do not know, the first call is to name the gap, not to pick a nickname for the loan.
Licensing stays in Scottsdale
Craig Hoebing arranges Tucson files from Scottsdale under CMB-1047342 and NMLS 1445066. There is no Tucson branch. Capital Market Funds is not a Fannie Mae DUS lender and is not a hard-money lender. A request to talk is not a commitment from a private lender.
Tucson gaps that belong in the first email
- Income that is not here yet
- Name the vacancy or the renovation. Do not send a stabilized rent roll for a building that is not stabilized.
- A bank file that is open but late
- Say what the bank still needs. A private quote is not a way to hide that list.
- City rules we did not read
- Tucson's website was not cited. Do not ask this page to interpret a permit.
Arranged paths for a transitional Tucson property
| Source | When it fits |
|---|---|
| Bridge & Private | Tucson private bridge arranged when income is transitional or a bank timeline does not fit. |
| Bank | A Tucson bank hold when the rent roll is something that bank will actually underwrite. |
| HUD / FHA | Only if the collateral is a HUD-eligible commercial property and a HUD-approved lender will take it. Not a house flip. |
