Scottsdale retail loans for California net-lease buyers

California net-lease buyers looking at Scottsdale are usually aiming at the retail submarket Fashion Square anchors. We arrange the Arizona mortgage. A qualified intermediary and a CPA own the exchange.

Scottsdale Fashion Square is the regional mall that public descriptions use to locate Scottsdale's core retail. Buyers from coastal California often use that mall as the map pin, then look at single-tenant pads and shop space in the same trade area, including Old Town street retail when the collateral is shops rather than a hotel. We arrange financing for the Arizona building they are buying. We do not arrange financing for the mall as if a borrower had sent us the mall's own capital structure, and we do not claim Fashion Square as a client.

Net-lease credit is the tenant, the remaining term, and the rent bumps. A multi-tenant strip is rollover and co-tenancy. Those are different Scottsdale retail loans even when both buyers wired sale proceeds from California. The city page is Scottsdale. Retail inside the city is Scottsdale retail. If you occupy the building yourself, you are an owner-user and this investor page is the wrong start. Investor owners can also read owners. A sponsor vehicle reads sponsors.

An exchange into that retail is still not tax advice. We will not tell you what to identify, whether boot exists, or how California clawback rules apply. Take those questions to the qualified intermediary and the CPA. When you know the replacement address and the date, we arrange the loan through Arizona commercial mortgage and the timing note on Arizona 1031.

Credit tenant versus a Scottsdale strip

Send the lease abstract if the tenant is a national credit, including guarantees and kick-out rights. Send the full rent roll if the center has local tenants. A lender who is shown only the Fashion Square trade-area story, without the actual lease, cannot tell which source fits.

Life company is the usual first read on long single-tenant term. A bank may hold a smaller center. CMBS shows up when proceeds have to stretch. Bridge is for a dark shop or a purchase date that permanent credit will miss.

Hotels in Old Town are not this retail file

A boutique hotel a few blocks away is seasonal room income. It has its own page. Do not send keys and food-and-beverage to a net-lease retail request.

No tombstone names a California buyer of Scottsdale retail, and Pima Center's published facts stay on the Scottsdale retail page rather than being reprinted as a 1031 case study.

Questions from California retail buyers

Will you tell a California buyer how to structure the 1031 into Scottsdale?
No. Identification, boot, and any state filing are for a qualified intermediary and a CPA. We arrange the Arizona retail loan.
Do you have a California office for Scottsdale retail buyers?
No. No California license or local presence is claimed. The property is in Scottsdale.
Is Scottsdale Fashion Square a property you financed?
No. The mall is the public anchor of the submarket buyers search. It is not our closing.

Retail exchanges we do not pretend to have closed

No card names a California buyer or a Scottsdale Fashion Square-area purchase as a loan this desk arranged. This page does not add a net-lease tombstone.
