Arizona commercial loans for Colorado investors

Colorado investors adding Arizona property get the mortgage arranged in Scottsdale. We do not give tax advice, and we do not claim a Colorado license or a Denver office.

Colorado owners sometimes ask about Arizona income tax before they ask about the mortgage. The Arizona Department of Revenue describes a flat 2.5 percent tax on Arizona taxable income, in place for tax year 2023 and still the rate in the department's 2025 individual highlights. That is a published Arizona rate. It is not advice about what a Colorado resident owes, what income is Arizona-source, or how to file. Capital Market Funds does not prepare returns.

The loan is the Arizona building: Phoenix, Tucson, or another Arizona address. We arrange senior debt from 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. We do not claim a Colorado license or a Denver, Boulder, or Colorado Springs office. Apartments that fit agency go through the executing lender. We are not a Fannie Mae DUS lender. A bank quote, if that is the right hold, is the bank's quote.

The mortgage is not the tax return

Send the Arizona address, the rent roll, and the purpose. If the purchase replaces Colorado property in a 1031 exchange, the debt page is Colorado to Arizona 1031. We still do not calculate Colorado withholding and we are not the intermediary. The product tour is Arizona commercial mortgage.

Denver sponsors buying Phoenix apartments specifically should use Denver investors, Phoenix multifamily. This page is the broader Colorado sponsor.

Scottsdale is the only office

There is no Colorado branch to visit and no Colorado loan officer on this letterhead. Craig Hoebing holds the file. Call (480) 495-8072.

Published Arizona closings stay on the cities they name. None is labeled as a Colorado buyer's acquisition, and this page does not add that label.

Questions from Colorado investors

Will you tell me what I owe Arizona?
No. The Department of Revenue describes a flat 2.5 percent individual income tax. How it applies to a Colorado owner is a tax question. We arrange the mortgage.
Is there a Colorado office for a Colorado sponsor buying in Arizona?
No. Capital Market Funds has no Colorado office and no Colorado license. The firm is licensed in Arizona only. The mortgage on the Arizona property is arranged from Scottsdale.
Are you a bank a Colorado sponsor can deposit with?
No. If the loan is a bank loan, the bank is the depository.

Colorado closings we are not claiming

No tombstone is labeled as a Colorado investor's loan. Arizona cards stay on their own city pages.
