Tucson-area retail financing for Colorado investors

Colorado groups are buying retail north of Tucson, not only Phoenix apartments. Cadence Capital's Gladden Farms acquisition in Marana is a public example. The mortgage we arrange is on Arizona shops.

Real Estate Daily News reported that Greenwood Village, Colorado-based Cadence Capital Investments entered Arizona by acquiring Gladden Farms retail in Marana for $16.8 million. We attribute the buyer, the city, and the price to that report. Capital Market Funds did not arrange the loan, does not represent Cadence, and will not use $16.8 million as a quote or a per-square-foot rule for the next center. The underwriting point is narrower: Denver-area capital has bought grocery-anchored or neighborhood retail in the Tucson orbit, in Marana, which is Pima County growth rather than the downtown streetcar.

A Marana shop space and a campus pad in central Tucson do not share tenants. Send the address. Retail product inside Tucson proper is Tucson retail. The city overview is Tucson. If the building is downtown rather than suburban Marana, use downtown Tucson for the location facts and keep the loan request explicit. Owners and sponsors can also start at owners and sponsors.

We arrange the Arizona mortgage on Arizona commercial mortgage. A Colorado exchanger still needs a qualified intermediary and a CPA. We do not advise Colorado or Arizona tax, and we do not claim a Colorado license or a Denver office. Exchange timing for the loan is Arizona 1031.

Marana retail is a suburban rent roll

Gladden Farms is a master-planned context: rooftops, a grocer or shadow anchor, and leases that a life company or a bank can read. Send the rent roll, the sales if they are reported, and any co-tenancy clause. CMBS is a stretch for a small center. Bridge fits a vacant anchor. We will not assume your center matches Cadence's because both are in Marana.

Insurance, roof age, and the remaining term on the largest tenant decide more than the fact that the buyer lives in Greenwood Village.

No Colorado footprint

Calls are taken in Scottsdale. We will not describe a Colorado banker, a Boulder office, or a local Colorado license. If a lender in Colorado is already in your deal, send their term sheet and we will say whether an Arizona execution is actually different.

No tombstone names Marana, Gladden Farms, or a Colorado buyer.

Colorado retail purchases that stay off our list

Cadence Capital's Gladden Farms acquisition, as Real Estate Daily News reported it, is not a Capital Market Funds closing. No card names a Colorado buyer.

Questions from Colorado retail buyers

Did you finance Cadence Capital's Gladden Farms purchase?
No. Real Estate Daily News reported the Greenwood Village firm's $16.8 million Marana acquisition. We cite it as evidence of Colorado buyers, not as our deal.
Do you operate a Colorado office for Tucson loans?
No. No Colorado license or local presence is claimed. The shops are in Arizona, and the file is arranged from Scottsdale.
Is Marana retail underwritten like downtown Tucson?
No. Marana is suburban rooftops and anchors. Downtown is the streetcar and Rio Nuevo. Send the address you are buying.
