Mayo Clinic's News Network announced a nearly $1.9 billion investment to expand the Phoenix campus by about 1.2 million square feet, with completion discussed for 2031. The campus sits on Mayo Boulevard, at the Loop 101 and SR-51 edge that sponsors call Desert Ridge. Lenders read that as a demand anchor for medical office and for hotels that serve patients and staff. They do not read it as a rent roll you can paste onto a neighborhood clinic ten miles away. The citywide medical-office page is Phoenix medical office.
A building leased to a physician group on a clinical campus is underwritten on the tenant's credit, the remaining term, and parking for patients. A Desert Ridge hotel is underwritten on occupancy that moves with the hospital calendar and with leisure travel, which is a different trailing-twelve than a medical condo. We arrange life company, bank, or CMBS for the medical building that is stabilized, and bank, CMBS, or bridge for the hotel. We do not arrange financing for the hospital itself. We are not a HUD 232 lender on this page unless the asset is seniors housing, which this corridor page is not.
The rest of the City of Phoenix is Phoenix. Arizona medical office that is not Desert Ridge is medical office. Send the address before anyone picks a source.
Campus adjacency is not a Mayo lease
If Mayo is not the tenant, do not write the request as if it were. Name the actual tenant, the suite mix, and whether the use is clinical, administrative, or a retail pad serving the campus. A life company will ask. A bank may hold a smaller owner-occupied clinic that a conduit will not.
The $1.9 billion figure is Mayo's announced campus spending. It is not a mortgage amount, not a proceeds quote, and not a Capital Market Funds closing. We will not scale a loan off that headline.
Hospitality next to the campus
Select-service hotels near a hospital can look steady until a renovation or a flag change. Send the franchise agreement and the trailing occupancy. We will not publish a Desert Ridge occupancy rate. If the asset is a Scottsdale resort rather than a Desert Ridge select-service hotel, it belongs on the Scottsdale hospitality page, not here.
No tombstone names Desert Ridge, Mayo Boulevard, or the High Street retail around it.
Desert View and Paradise Valley Village
Desert View is the name brokers use for the multifamily and retail around Desert Ridge, including apartments near the shopping and the golf. It is the same geography as this page, not a rival submarket. Paradise Valley Village is the City of Phoenix planning village along Tatum Boulevard: retail, office, and apartments. The former Paradise Valley Mall site, which redevelopment plans call a mixed-use district, sits in that village. Tatum Ranch, farther north, is mostly houses with a small retail center. The center can be a retail loan. The houses cannot. None of these names is the Town of Paradise Valley.
