Norterra and North I-17 commercial loans

Norterra is the retail and office cluster where Happy Valley Road meets I-17 in north Phoenix. The North I-17 corridor and the Happy Valley shops belong on this page. Deer Valley warehouses, farther south on the same freeway, do not.

Drive north on I-17 past the older Deer Valley plants and the freeway climbs toward Happy Valley Road. That interchange is Norterra: a shopping center, professional plazas, and apartment communities built for the houses around them. Listings have shown large office blocks at Norterra West. The loan is still one building at a time. A vacant floor and a grocery-anchored shop are not the same credit, even when they share a parkway.

Two wider names fold in here because they do not earn their own URLs. The North I-17 corridor, as brokers use it for office and retail, is this stretch rather than the warehouse rows to the south. Happy Valley Road’s neighborhood retail and apartments, east and west of the freeway, are the same trade area. Deer Valley industrial loans remain the page for those plants. The city reading is Phoenix.

Shops, plazas, and the apartments beside them

Norterra’s retail is a center and its pads. Credit follows the leases and the sales, not the freeway noise. A professional plaza next door is often medical or dental tenants, or a sponsor who occupies a suite. That file is closer to a bank or credit union portfolio than to a mall loan. We line up the sources. The balance sheet is theirs.

Apartments at the interchange can be agency, life company, or a bank when the rent roll is conventional. Bridge fits a lease-up. We place agency loans with the lender that executes the program. We are not a Fannie Mae DUS lender, and we do not quote a Norterra coupon. Dated indexes, if you want to test a figure you type, are on the rates and calculator.

Keep the industrial grid on its own page

Sponsors sometimes say “north Phoenix” and mean either Norterra or Deer Valley. The distinction is the building. Tilt-wall warehouses, truck courts, and flex bays along Deer Valley’s grid are industrial. Norterra’s shops and mid-rise office are not. Send the address before the nickname.

Phoenix purchase and refinance comparisons sit on Phoenix permanent loans and Phoenix bank loans. Retail mechanics are Arizona retail. Every market is indexed at Markets.
