Deer Valley Airport is a City of Phoenix general-aviation reliever in north Phoenix. The industrial grid around it, between I-17 and the Loop 101, is the established contractor, manufacturing, and service-bay submarket for the north side. It is infill. Newer big-box product and the semiconductor supplier buildings clustered nearer TSMC sit farther north and west, toward Loop 303. Brokers treat that fab orbit as added demand on Deer Valley, not as the same address. We arrange financing for the building at the address we are given.
A Deer Valley file is often a 10,000 to 30,000 square foot bay, an owner-user contractor shop, or a multi-tenant industrial building with a higher office finish than a Tolleson cross-dock. Life company, a bank, or CMBS are the permanent paths when the leases support them. Bridge is a vacancy or a purchase date. We are not a bank and not a DUS lender. We do not publish a Deer Valley rent or a price per foot.
The Phoenix industrial card stays in Phoenix, unlabeled
The dual-tenant industrial loan of about 90,000 square feet, $5,000,000, life company, 2019, says Phoenix. It does not say Deer Valley, I-17, or the airport. A submarket page that borrows it would be claiming a location the card does not give. The dollar remains on the Phoenix industrial page.
Scottsdale Airpark flex is the other published Arizona industrial loan, and it names the Airpark. Deer Valley is not the Airpark. The airports are different, and so are the cities.
Owner-user bays and the bank comparison
Contractors who own their Deer Valley shop are a bank or credit-union conversation: recourse, the operating company, and a building a local committee will hold. We arrange and compare those quotes. We do not fund them. Larger leased industrial in the same grid may be life company. We will say which before the package goes to the wrong box.
The city hub is Phoenix. The freeway page to the west and north is Loop 303. Statewide industrial is Arizona industrial.
The airport, North Black Canyon, and North Gateway
Deer Valley Airport sits inside this industrial area. Flex and warehouse buildings around the field are the commercial collateral. The control tower is not. North Black Canyon is a broker name for industrial along I-17 that overlaps this same grid. Use it as a location clue, then underwrite the building in front of you.
North Gateway is farther north, the village and apartment area toward the semiconductor campus. Some industrial sits there. It is not the infill Deer Valley grid, and a house in that village is not a warehouse loan.
