Gilbert does not have Phoenix’s warehouse depth. The files are smaller flex and service industrial along the SanTan Freeway, Power Road, and the pockets that support local contractors. A 20,000-square-foot multi-tenant flex building is a different loan from the Phoenix dual-tenant building of about 90,000 square feet. Capital Market Funds originates life company, bank, CMBS, or bridge. Agency is not the path.
No tombstone names Gilbert. Chandler’s two cards are office, and they stay in Chandler even when a Gilbert sponsor knows the amounts. Mesa’s Falcon Field is Mesa. Scottsdale Airpark flex, $6,850,000, is Scottsdale. Arizona industrial shows the industrial cards we can name. This page does not copy them.
Flex with office finish
Gilbert flex often has more office than a distribution building. Lenders read that as industrial with a finish, not as an office tower and not as retail. The Airpark refinance is the published flex example, and it is the wrong city. A Gilbert flex file starts with its own rent roll.
Owner-user bays, where the sponsor’s business is the tenant, are often a bank or credit union conversation. We will not call that a life-company loan until an insurer will actually read it.
Vacant bay, tight close
A Gilbert purchase that must close before a permanent lender finishes is bridge. Private investors are the capital. We document the takeout. We do not call it construction, and we do not describe it as Capital Market Funds’ own paper.
Queen Creek industrial on the far side of the line is not this page. If the address says Queen Creek, start there.
