Gilbert is incorporated as a town and is widely described as the most populous town in the United States. The medical buildings follow that population. Banner Gateway Medical Center, Banner MD Anderson Cancer Center, and Dignity Health Mercy Gilbert Medical Center are the care campuses people underwrite around. A physician group that wants to own the office it occupies next to that care is a 504 candidate when the operating company will meet the occupancy test. The hospitals themselves are not clients and not projects on this page.
There is no Gilbert line on the transactions list. Chandler's office dollars sit on Gilbert's west border and stay in Chandler. A medical condo in Gilbert does not inherit the Tempe dental cash-out of $745,000 either. That card names Tempe and does not say SBA.
A Gilbert medical condo is not a hospital loan
504 on this page is a small commercial building the practice occupies, with a bank or credit union first and a CDC second. It is not HUD 232, and it is not financing for Banner or Dignity Health. If the suite is leased to a third-party clinic and the sponsor does not occupy it, the file is investment medical office, which starts at Arizona medical office, not at a debenture.
A conventional bank quote without the CDC is Gilbert bank. The town hub is Gilbert. Statewide 504 rules are Arizona SBA 504. There is no separate Gilbert medical-office URL on this site.
What we need before a Gilbert 504 comparison
The address, whether the practice occupies it, and whether the business is new. Special-purpose medical space can require more equity than a standard office. We will say that from the program rules, not from a rate sheet.
The comparison is run from Scottsdale. Call (480) 495-8072. We do not keep a Gilbert branch.
