Sponsors say Falcon Field when they mean east Mesa manufacturing and service industrial, and they say the US-60 when they mean the warehouse strip through west and central Mesa. Those are different truck courts, different bay depths, and different tenant credit. Capital Market Funds originates life company, bank, CMBS, or bridge from Scottsdale. Fannie Mae is not an industrial program.
The published industrial cards are a Phoenix dual-tenant building, about 90,000 square feet, $5,000,000, life company, 2019, and three flex buildings in Scottsdale Airpark, $6,850,000, life company, 2019. A Fresno cold-storage origination is California. None of those addresses is Mesa. Arizona industrial keeps the statewide reading.
Falcon Field is not Sky Harbor
Airport-adjacent industrial in Phoenix, near Sky Harbor, is a Phoenix page. Falcon Field is a Mesa general-aviation employment area. We do not move the Phoenix $5,000,000 cash-out onto a Mesa address because both buildings have a roll-up door.
Owner-user Mesa industrial can be a bank or credit union hold when an insurance company wants a third-party lease. The Phoenix card does not say owner-user, and we will not add that label for Mesa.
When Mesa industrial is bridge
A vacant bay, a lease inside a year, or a purchase that has to close before permanent credit finishes is bridge, sourced from private investors, with the takeout named. That is not construction. We do not shop construction as its own product.
Tolleson is the logistics belt on the west side of the county. A Mesa building on the US-60 is not a Tolleson loan, and a Tolleson address is not this page.
