Gilbert multifamily is mostly garden product that followed housing: south Gilbert along Power, Higley, and the SanTan Freeway, versus older north Gilbert nearer Baseline. Heritage District is a downtown retail street, not an apartment closing. Capital Market Funds originates the senior loan from Scottsdale. Stabilized communities can be Fannie Mae, Freddie Mac, HUD, or life company. Lease-up is bridge until it is not.
There is no Gilbert line on the transactions list. Chandler sits on Gilbert’s west side and has two office originations, $14,000,000 and $15,600,000. Those cards stay on the Chandler page. Harvard Court is Phoenix. The Tucson value-add is not Gilbert. Arizona multifamily is the statewide page. Gilbert is the city page.
South Gilbert lease-up
Newer communities in south Gilbert often come in as acquisitions before they are stabilized. Permanent agency credit will not pretend the lease-up is finished. Bridge, sourced from private investors, is the transitional loan, with the takeout named. HUD 221(d)(4) is only when the file belongs in that HUD program, with a HUD-approved lender.
We are not a Fannie Mae DUS lender. Originating a Gilbert apartment to Fannie Mae means placing it with the lender who executes the program. It does not mean Capital Market Funds is that lender.
What Gilbert sponsors confuse with apartments
A neighborhood retail center on Gilbert Road is Gilbert retail. A small flex building is Gilbert industrial. Mercy Gilbert and other hospital campuses are not multifamily clients, and we do not claim them.
Sun City is northwest. Gilbert seniors product, if it is assisted living rather than conventional apartments, belongs in a seniors conversation, not in a conventional Fannie Mae quote. This page is conventional multifamily inside Gilbert.
