Loop 303 industrial: where the address sits
- Estrella Freeway, two ends
- ADOT carries Loop 303 as the Estrella Freeway between I-10 and I-17. The freeway is how a sponsor describes the drive. The loan still follows the city on the address: a Goodyear distribution building and a north Phoenix supplier building are not the same rent roll, and neither is a published closing on this page. Arizona Department of Transportation
Maricopa Association of Governments describes Loop 303, the Estrella Freeway, as the link from I-10 in the West Valley to I-17 in the North Valley. The southern stretch through Goodyear, Litchfield Park, and Glendale drew distribution buildings for users such as Amazon, REI, UPS, Chewy, and Puma. The north end is different: MAG notes that TSMC selected a north Phoenix site for access to Loop 303, with traffic interchanges at 51st and 43rd avenues built to reach that campus. Supplier and advanced-manufacturing buildings follow that campus. A bulk warehouse in Goodyear and a lab-capable building near the fabs are not the same rent roll.
We originate life company, bank, CMBS, or bridge for those buildings. We are not a bank and not a Fannie Mae DUS lender. Agency debt is the wrong label for a warehouse. No tombstone names Loop 303. The Scottsdale Airpark flex loan is not this freeway, and the Phoenix dual-tenant industrial card does not say Loop 303.
South Loop logistics versus the north Phoenix fab orbit
Goodyear and Glendale distribution is often a credit tenant, a clear height, and a truck court, financed as stabilized industrial when the lease is in place. North Phoenix supplier space is smaller, more power-hungry, and more likely to be owner-user. A community bank may hold the supplier building and pass on the million-square-foot box. A life company or CMBS lender may do the reverse. We compare the quotes instead of sending every Loop 303 address to one box.
Deer Valley, along I-17 south of this north end, is its own infill grid and has its own page. Southwest Valley bulk product along I-10 through Tolleson is also its own page. Loop 303 is the north-south freeway that ties those West Valley cities together. It is not a substitute for either.
Cities on the corridor, and the closing we do not have
Glendale, Peoria, Surprise, Goodyear, and north Phoenix all touch Loop 303. A loan follows the city's address, not the freeway name. Surprise's retail at Prasada is not an industrial loan because the freeway is nearby. We do not publish a corridor vacancy rate or a rent.
Start a file with the address and the lease or the owner-user financials. City hubs are Goodyear, Glendale, and Phoenix. Statewide industrial is Arizona industrial.
Northwest Valley as a label, and PV303 as a park
Northwest Valley is a regional name for industrial across the north and west. It is too broad for its own page and points back to this Loop 303 reading when the building is on that freeway. PV303 is a business park in Goodyear inside the corridor. A warehouse there is a Loop 303 industrial loan with a park name, not a new freeway.
Capital for Loop 303 industrial
| Source | When it fits |
|---|---|
| Life company | Stabilized Loop 303 industrial with a lock typically at application. |
| Bank and credit union | Owner-user or a smaller supplier building a portfolio lender will hold. |
| CMBS | When life company or bank proceeds will not reach a large box. |
| Bridge | A delivery or a lease-up the permanent box will not take yet. |
