Phoenix mixed-use loans

A Phoenix mixed-use loan is underwritten to the split of income. Apartments over retail are not automatically an agency loan.

Phoenix mixed-use: Split the rent roll before naming a program

A City of Phoenix address stays on this page. Tempe, Scottsdale, Glendale, and the other Maricopa cities have their own pages. Capital Market Funds originates Phoenix loans from the Scottsdale office and does not use a downtown street address. Source: City of Phoenix.

  • Which income is which

Apartments over retail are not one program. Agency debt, if it belongs, is about the residential income. The retail is tenancy and rollover.

  • Do not force the whole building into agency

If the ground floor dominates the income, the file is a commercial loan: life company, bank, or CMBS.

Phoenix mixed-use on this page means one building with more than one use, usually residential over retail or office. The dominant income, the percentage, and how the leases are written decide the box. A building that is mostly stabilized apartments may be Fannie Mae, Freddie Mac, or HUD if that program accepts the commercial piece. A building that is mostly retail or office is life company, bank, or CMBS. We are not a Fannie Mae DUS lender in either case.

No mixed-use closing is published. Harvard Court is apartments, not a retail podium. The Block at Pima Center is multi-tenant retail in Scottsdale, on a ground lease, and it is not relabeled as Phoenix mixed-use. If neither an agency box nor a commercial box will take the split, bridge is the transitional answer.

Retail and residential in the same Phoenix building

Bring the rent roll split by use: residential versus shop space or office, occupancy of each, and which use you think dominates. A live-work loft is the same page when the collateral is still one commercial loan, not a for-sale condo questionnaire. We do not state one blended leverage for every mixed-use building in the city.

Retail that has no residential component belongs on Phoenix retail. Apartments with no commercial component belong on Phoenix multifamily.

Phoenix mixed-use refinance and acquisition

Refinancing Phoenix mixed-use replaces the note on a building the sponsor already owns. Buying one follows the contract date. Neither purpose has a published mixed-use card, so neighbor closings are not used as proceeds.

Statewide context is Arizona mixed-use. The form should say mixed-use and put the income split in the notes. Calling or sending it is a request to talk to Craig. It is not an application.

The former Paradise Valley Mall site

The old Paradise Valley Mall property is being discussed as a mixed-use district sometimes called Paradise Ridge. It is not a finished rent roll you can treat as stabilized retail. When buildings are delivered and leased, they can be mixed-use, apartments, or shops depending on what was actually built. Until then, Paradise Ridge is a plan. We do not arrange financing for the plan as if the stores were open.

Published Phoenix mixed-use loans

No mixed-use closing is published. Harvard Court stays multifamily. Pima Center stays Scottsdale retail.

Phoenix mixed-use questions

Do you have a Phoenix mixed-use closing?
No. We do not relabel Harvard Court or Pima Center as mixed-use.
Can Fannie Mae finance Phoenix mixed-use?
Only when the residential component fits a Fannie Mae program and the commercial piece is inside that program's limit. We are not a DUS lender.
Is retail over apartments its own URL?
No. Retail-and-residential mixed-use in Phoenix is this page. The income split decides the capital source.
