SBA 504 loans for Chandler owner-occupied property

Chandler SBA 504 is the bank-plus-CDC structure for a building the business occupies. We arrange the first mortgage. We do not run the city's collateral program.

The City of Chandler describes a Collateral Assistance Program through the Chandler Industrial Development Authority. The city's page says the program can pledge additional collateral of up to $50,000 or 20 percent of total loan proceeds, whichever is less, for an eligible Chandler business. The city also says the pledge supports a loan a private lender still has to make, and that job creation is part of the request. That pledge is not an SBA debenture, not a grant from Capital Market Funds, and not something we administer. Terms live on the city site and can change.

A Chandler 504 is still a bank or credit-union first lien plus a CDC second, for a building the operating company occupies. Intel's Chandler and Ocotillo campuses explain why suppliers and contractors occupy their own buildings along Price Road. Those supplier buildings can be the 504 conversation. Intel's fabs are not a loan on this page. We do not promise the city pledge will be approved, and we do not stack it into a proceeds quote.

The city pledge is not the 504

Borrowers sometimes hear 'Chandler will collateralize the down payment' and think the SBA piece is done. It is not. The CDC debenture and the bank first mortgage are separate underwriting. The city's pledge, if the authority approves it, sits beside a lender's loan as extra collateral. Read the current Chandler page before anyone treats $50,000 as available. We will not put that figure in a term sheet.

Conventional bank debt without a CDC is Chandler bank. Statewide 504 rules are Arizona SBA 504. The city hub is Chandler.

Chandler cards that are not 504

The 2019 Price Road loan is a $14,000,000 office bridge. The 2022 owner-user office is $15,600,000 and does not name a capital source. Neither card says SBA or a bank. They stay office closings. They are not a 504 template and not a project cost for the next Chandler building.

The office that compares the first mortgage is in Scottsdale. Call (480) 495-8072 with the Chandler address and the occupancy.

Chandler SBA 504 questions

Is Chandler's collateral program an SBA 504 loan?
No. The city describes a pledge of up to $50,000 or 20 percent of loan proceeds, whichever is less, on a private lender's loan. A 504 project is a bank first mortgage and a CDC debenture. We administer neither program.
Was the Chandler owner-user office a 504?
The card does not say so. It is $15,600,000, 2022, with a coworking tenant. We do not assign SBA to it.
Do you guarantee the city pledge?
No. Eligibility is the city's. We do not quote it as proceeds.

Published Chandler SBA 504 closings

Neither Chandler card is SBA 504. The $14,000,000 loan is a bridge. The $15,600,000 owner-user office does not name SBA.
