DMB describes Eastmark as about 3,200 acres in Mesa, with commercial entitlement beside the housing, minutes from Phoenix-Mesa Gateway Airport. Eastmark's own homepage now says the final new home in the community has sold. A construction lender who still underwrites this as a greenfield subdivision is late. The live request is a retail pad, a flex building, or another vertical commercial use that serves a rooftop base already in place. The airport industrial context, which is not the same as a pad inside the community, is Mesa Gateway.
Bank execution in the city is Mesa bank. The index of holders is construction financing. Arizona-wide rules are Arizona construction. Stabilized Mesa property is the Mesa hub. Falcon Field, on the northeast side of the city, is not this southeast story. Say Gateway or Falcon Field in the first sentence so we do not open the wrong map.
Retail and flex after a sold-out housing phase
Send the Mesa address, whether it sits inside Eastmark or only near the airport, and the tenant or the lease-up plan. A grocery pad with a letter of intent is a different draw schedule from a speculative flex shell. A bank may fund one and pass on the other. HUD belongs only if the asset is apartments that can live with 221(d)(4). A life-company forward is the takeout, not the inspections.
We will not quote a Mesa loan-to-cost. Eastmark's acreage is DMB's description of the community. It is not a proceeds number.
Gateway power users are a neighbor, not the pad
Apple's conversion of the former First Solar plant is public industrial history on the Gateway page. It is not a retail pad inside Eastmark, and it is not a Capital Market Funds closing. If your building needs heavy power because of that neighbor, say so. If it is a shop serving new residents, say that instead.
No Mesa line exists on the transactions list. Phoenix and Chandler dollars stay in those cities.
Mesa construction types that should not be blended
| Source | When it fits |
|---|---|
| Mesa bank | A portfolio bank may fund a Mesa commercial building. We arrange, we do not fund. |
| Mesa Gateway | Airport industrial, separate from an Eastmark retail pad. |
| HUD 221(d)(4) | New Mesa apartments when the process fits. Not a retail pad. |
| Gap capital | A Mesa close that cannot wait for the permanent tenant. |
