Southeast Mesa industrial is organized around Phoenix-Mesa Gateway Airport, not around Falcon Field. According to the airport's public description, Gateway is the field on the southeast edge of the Valley. Eastmark and the Elliot Road Technology Corridor grew beside it. A distribution building there is a different truck court, a different labor shed, and a different power question from a small bay in northeast Mesa. Mesa industrial is the citywide industrial page. This page is only the Gateway side.
The employment marker sponsors mention is Apple's data center in the former First Solar factory. That conversion is Apple's project, reported as public industrial history. Capital Market Funds did not finance the plant, does not claim Apple as a tenant on a loan, and will not underwrite your building as if it were the data center. What lenders do take from it is demand: power-heavy and tech-adjacent users in that corridor change who will lease the neighboring industrial. The city page for everything else in Mesa is Mesa. Statewide industrial sources are Arizona industrial.
A stabilized Gateway warehouse is typically life company, bank, or CMBS. A vacant spec building is bridge until a tenant is real. Fannie Mae does not finance an industrial building. We are not a Fannie Mae DUS lender. No tombstone names Mesa, Gateway, or Eastmark.
Power and clear height, not the airport logo
Send the address, the clear height, the dock count, and whether the tenant is a data-center supplier, a logistics user, or a local contractor. Power availability belongs in the first email when the building is near the former First Solar site. A life company that likes a 36-foot logistics box may pass on a low-bay tech supplier. We say which quote is real.
Falcon Field is the other Mesa airport. Do not staple a Falcon Field owner-user bay to a Gateway distribution building and call it one rent roll. If the address is northeast Mesa, use the Mesa industrial page and say Falcon Field in the note.
What we will not treat as a Gateway closing
There is no Mesa line on the transactions list. Phoenix industrial dollars stay on Phoenix. Tempe industrial stays on Tempe. Proximity to the 202 does not move those cards southeast.
Craig Hoebing originates the file from Scottsdale. We do not keep a Gateway storefront.
Eastmark and Elliot Road
Eastmark is the large Mesa community beside Gateway, with industrial buildings and some retail among the houses. Finance the industrial or the shop if that is the parcel. The houses are not the loan. Elliot Road’s tech stretch is data-center and industrial users, a power-and-building conversation, not the Superstition Springs mall.
Sources for a Gateway industrial address
| Source | When it fits |
|---|---|
| Life company | A leased Gateway warehouse when the cash flow is already in place. |
| Bank | A portfolio hold for a smaller Elliot Road or Eastmark building. |
| CMBS | Proceeds that a life company or bank will not stretch to on a larger box. |
| Bridge | Spec or lease-up space beside the airport before a permanent tenant is signed. |
