The Fannie Mae request we originate in Phoenix is a stabilized conventional apartment: a purchase, a refinance, or a takeout once the business plan is done. We are the mortgage banker. The executing lender is not this firm. We are not Fannie Mae, and we are not a DUS lender.
Harvard Court is the only published Phoenix apartment amount, $1,350,000, cash-out refinance, 2022, prior firm. The card does not say Fannie Mae. The Tucson multifamily loan is life company and it is not in Phoenix. Nothing on the transactions list is a Fannie Mae closing.
Fannie Mae only when the apartment belongs there
| Fannie Mae | Not Fannie Mae | |
|---|---|---|
| Asset | Stabilized conventional multifamily | Industrial, retail, office, storage, or a land parcel |
| Role | We originate and place the loan with the executing lender | We are not a Fannie Mae DUS lender and we are not Fannie Mae |
| Proof | A new file with a rent roll | A tombstone that does not name Fannie Mae is not relabeled to create one |
Refinance and acquisition in the city
A refinance starts with the existing note, the prepay, and whether the sponsor wants cash out. A purchase starts with the contract. Both can be Fannie Mae when the rent roll qualifies. Phoenix refinance is the use. This page is the source. We do not publish a loan amount, a rate, or a small-balance cutoff.
Freddie Mac is tested on the same asset. If Optigo's value-add box fits and Fannie Mae's does not, we say so. That page is Phoenix Freddie Mac.
Searches that use DUS language
People search for a DUS loan because that is the name of the execution channel. The answer is the channel, not a claim that Capital Market Funds holds that license. We originate the Phoenix file and place it with the lender who has the execution. That license is not this firm's.
Statewide program notes are on Arizona Fannie Mae. The city apartment page is Phoenix multifamily.
What we compare with Phoenix Fannie Mae
| Source | When it fits |
|---|---|
| Arizona Fannie Mae | The statewide page. Still not a DUS lender. |
| Phoenix Freddie Mac | The Optigo comparison on the same Phoenix asset. |
| Phoenix HUD | When 223(f) or 221(d)(4) fits better than a GSE quote. |
| Phoenix bridge | Value-add or lease-up before a Fannie Mae takeout exists. |
