Tucson agency multifamily loans arranged through DUS and Optigo lenders

Tucson agency financing means a Fannie Mae or Freddie Mac loan on apartments, made by an approved DUS or Optigo lender. Capital Market Funds arranges the file and places it with that lender. It is not a DUS lender and it is not an Optigo lender.

Fannie Mae publishes a list of DUS lenders. Capital Market Funds is not on that list. Freddie Mac publishes an Optigo lender directory. Capital Market Funds is not an Optigo lender. A Tucson apartment loan that belongs in either program is originated as a file here and executed by a lender who is on the right list. Saying that plainly is the point of this page. The statewide programs are Arizona Fannie Mae and Arizona Freddie Mac. The combined reading is agency financing.

Wikipedia's University of Arizona article describes the university in Tucson. Wikipedia's Davis-Monthan article describes the Air Force base in the city. Both are reasons apartments exist near campus and near the base. Neither one is a borrower, a rent guarantee, or a relationship with this office. Fannie Mae's research and insights pages are national multifamily context. They are not a Tucson rent study, and we do not turn them into a required ratio.

Apartment collateral in the city is Tucson multifamily. The city hub is Tucson. How the two agencies differ, without a ranking, is Fannie Mae versus Freddie Mac. A commercial building that is not apartments does not become an agency loan because it is in Tucson.

Small-balance agency and conventional agency

Conventional agency is the standard apartment execution for a community the approved lender will deliver to Fannie Mae or Freddie Mac. Small-balance agency is the same agencies' path for a smaller apartment property. The dollar line between them is the agency's and the executing lender's, and it can change. This page does not print a cutoff and does not promise that a 40-unit property will be accepted as either one.

Both paths still require a rent roll the lender will underwrite, a property that meets the program, and a sponsor the lender will accept. Lease-up that is not ready for a permanent agency loan is a bridge conversation until it is. We arrange that bridge with private lenders. We do not fund it.

How a non-DUS intermediary places the Tucson loan

The work is the package and the match. We ask which agency the property fits, then which approved lender will look at a Pima County address. The DUS lender or the Optigo lender underwrites, locks, and sells or delivers under its own approval. Our name on an email is not that approval. Capital Market Funds is not a Fannie Mae DUS lender.

Craig Hoebing arranges the request from Scottsdale under Capital Market Funds, LLC - CBK-2007014 - Commercial Mortgage Banker and NMLS 1445066. There is no Tucson office. No tombstone on this site is labeled as a Fannie Mae or Freddie Mac closing.

Questions on Tucson agency placement

Is Capital Market Funds a DUS lender for Tucson apartments?

No. Fannie Mae's DUS list does not include this firm. A DUS lender makes the Fannie Mae loan. We arrange the file.

Are you an Optigo lender if the Tucson loan is Freddie Mac?

No. Freddie Mac's Optigo directory is the list that matters. We place the loan with an Optigo lender. We are not one.

Do you publish the loan size that separates Tucson small-balance agency from conventional agency?

No. That line belongs to the agency and the executing lender, and it can change. We will not print a cutoff as if it were ours.

Does a University of Arizona address make a Tucson property an agency loan?

No. The university is location context from Wikipedia. Agency eligibility is the rent roll and the program, decided by the approved lender.

No Tucson agency closing is on this page

Fannie Mae research is not a Tucson tombstone. We do not relabel another capital source as agency production.
