Arizona commercial property loans for St. George investors

St. George sits on Interstate 15, which crosses Arizona's northwest corner through the Virgin River Gorge. Mohave County and, further south, Phoenix are the drive markets. The loan is Arizona collateral.

Arizona sources for capital that lives in St. George

Arizona sources for capital that lives in St. George
SourceWhen it fits
BankThe usual hold for a smaller Mohave or highway commercial building.
Life companyA credit tenant in Arizona long enough to look core.
BridgeA transitional Arizona asset with a takeout, not a land flip.
PhoenixUse the city hub when the collateral is actually in Phoenix.

Public descriptions of Interstate 15 in Arizona put the highway through the Virgin River Gorge in the northwest corner of the state, between St. George and Las Vegas, with Arizona frontage that Mohave County towns actually use. Kingman and the rest of Mohave are a drive from southern Utah in a way Phoenix is a longer drive and Tucson is not the same trip. Sponsors in St. George who call about Arizona property are usually talking about a Mohave commercial building or a Phoenix asset they will hold from Utah. We arrange the mortgage on that Arizona address. We do not arrange a Utah property, and we do not claim a Utah license.

There is no Kingman city page on this site. A Mohave request still comes here, with the street address written out, and we say which source fits a smaller regional building: often a bank, sometimes life company if the tenant is credit, bridge if the occupancy is a plan. Phoenix collateral uses the Phoenix hub so the city is not blurred into Mohave. Owners start at owners. Sponsors start at sponsors. Statewide acquisition is Arizona commercial mortgage.

Southern Utah sellers sometimes exchange into Arizona. The qualified intermediary and the CPA decide whether the exchange works and what Utah or Arizona tax applies. We do not. Once they have a replacement address and a deadline, loan timing is the Arizona 1031 note. North Phoenix apartments bought by Salt Lake groups are a different page with a different public sale. Do not send a Mohave retail pad to that apartment note.

Mohave is not a Phoenix rent roll with a scenic drive

A Kingman or Bullhead building lives on local employment, highway services, or a single regional tenant. A Phoenix industrial or apartment lives on metro demand. Send one of them. Insurance, tenant quality, and liquidity on a sale are weaker in Mohave, and a lender who is shown only Phoenix comps will overstate proceeds. We would rather say the bank is the real path.

If the Mohave asset is vacant land for a future user, say so. Raw land is not an income-property loan dressed up as commercial.

No southern Utah storefront

We will not list a St. George address, a Washington County license, or a claim that we attend closings as a Utah broker. The office that arranges the Arizona loan is in Scottsdale. If you need someone physically in St. George, that is not this firm.

No tombstone names Mohave County, Kingman, or a St. George buyer.

St. George buyer closings we cannot show

No published card names St. George, Mohave County, or Kingman. This page does not add a northwest Arizona tombstone.

Questions from St. George investors

Do you hold a Utah license because the buyer lives in St. George?
No. No Utah license, office, or local presence is claimed. We arrange financing for property in Arizona.
Is a Kingman building underwritten like a Phoenix building?
No. Mohave liquidity and tenants are different. Phoenix collateral goes to the Phoenix hub. Tell us which address you have.
Can you advise a St. George 1031 into Arizona?
No. The intermediary and the CPA advise the exchange. We arrange the Arizona mortgage against the deadline they set.
