Utah owners already borrow and lend on deeds of trust. Arizona does too. A.R.S. 33-807 gives the trustee of a trust deed a power of sale after default, and it says that sale is not held before the ninety-first day after the notice of sale is recorded. The beneficiary can still choose judicial foreclosure. That is the statute. It is not a workout plan, not a promise about how a particular lender would enforce a loan, and not legal advice. It does mean the collateral instrument will look familiar.
The loan we arrange is still an Arizona commercial mortgage: the building, the rent roll, and a capital source that will hold it. Agency, life company, bank, CMBS, or bridge follows the asset. We are not a Fannie Mae DUS lender and we are not a bank. The office is 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. We do not claim a Utah license or a Salt Lake City, Provo, or St. George office.
Familiar collateral, Arizona underwriting
A deed of trust does not make the credit the same. Phoenix rents, Tucson occupancy, and the sponsor's Arizona experience are what the lender reads. Send the address. The stack is Arizona commercial mortgage.
If the Arizona building is the replacement in a 1031 exchange, use Utah to Arizona 1031. We are not a qualified intermediary on that page either.
One office, in Scottsdale
There is no Utah branch. Craig Hoebing is the originator. Call (480) 495-8072. The form is a request to talk about Arizona property.
We will not reprint an Arizona tombstone as a Utah buyer's closing. Those cards name their own cities.
