Utah sponsors exchanging into Arizona need the replacement-property loan underwritten on the Arizona asset, on the dates their intermediary is actually using. A commercial qualified-intermediary site that markets Utah exchanges says Utah follows the federal 1031 statute and that Utah investors exchange across state lines. That is their description. It is not a Utah State Tax Commission ruling, and Capital Market Funds is not repeating it as tax advice. We do not hold exchange proceeds.
Send the Arizona address, the contract, and the closing date the exchanger has to hit. We will say whether life company, agency, a bank, or bridge can live inside that date. If the date is the constraint, bridge with a named takeout is the structure, the same one used on any Arizona purchase that cannot wait. We will not tell you whether the relinquished Utah property qualifies for deferral.
The only product is the Arizona loan
Statewide context, with the same limits, is Arizona 1031. Utah owners who are buying without an exchange start at Utah investors. Neither page is a tax memo.
Apartments that fit Fannie Mae or Freddie Mac are placed with the executing lender. We are not a Fannie Mae DUS lender and not an Optigo Seller/Servicer. A building the sponsor will occupy is an owner-user file, not this exchange page.
Scottsdale holds the file
There is no Utah office. Craig Hoebing is at 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. Call (480) 495-8072. The form is not an intermediary agreement.
No published closing is labeled a 1031. We will not pick an Arizona tombstone and call it a Utah exchange.
Arizona debt inside a Utah exchanger's dates
| Source | When it fits |
|---|---|
| Arizona 1031 | Replacement-property financing. Not a QI. |
| Utah investors | Arizona loans outside an exchange. |
| Acquisition | The purchase, if the exchange label is not the point. |
| Bridge | Timing, when permanent credit cannot meet the date. |
