North Phoenix multifamily financing for Utah buyers

Salt Lake capital is buying North Phoenix apartments in the open. Millburn & Co.'s purchase of Ascend at Black Canyon is Connect CRE's story. We arrange Arizona apartment debt. We did not buy or finance that community.

Apartment capital for a Utah buyer of North Phoenix

SourceWhen it fits
AgencyStabilized Arizona apartments, placed with the executing lender. Not a DUS claim.
Life companyA North Phoenix community that fits a life-company hold instead of agency.
BridgeLease-up or renovation before an agency or life-company takeout.
Phoenix multifamilyThe city apartment page, regardless of where the buyer lives.

Connect CRE reported in September 2026 that Salt Lake City-based Millburn & Co. bought Ascend at Black Canyon, a 260-unit community in North Phoenix, for $58.7 million. We attribute those facts to Connect CRE. Capital Market Funds was not the buyer, was not the lender, and does not treat $58.7 million as a proceeds target or a per-unit quote. The report matters because it shows Utah principals taking down North Phoenix apartments as a held asset, which is the request this page is for.

A stabilized North Phoenix community can be agency, arranged and placed with an approved lender, which is the point of Arizona agency. Life company is the alternative when agency is the wrong box. Bridge is the product when occupancy or a renovation means the agencies will not go yet. The city apartment page, for any Phoenix buyer, is Phoenix multifamily. We are not a Fannie Mae DUS lender and not an Optigo Seller/Servicer.

People buying as owners start at owners. A sponsor with a fund starts at sponsors. The acquisition path is Arizona commercial mortgage. If the equity is an exchange out of Utah, the qualified intermediary and the CPA handle qualification and any state tax. We do not. Timing of the Arizona loan, once they have a date, is discussed on Arizona 1031. There is no Utah license, no Salt Lake office, and no St. George office claimed on this page.

What to send on a North Phoenix community

Send the unit mix, the trailing collections, the concession log, and whether you are buying Ascend's submarket or a different north-side asset. A 1980s garden and a 2018 wrap do not share a capital source just because both are north of the core. If a value-add budget is the reason you are buying, send the budget. Agency is a poor label until that work is done or an approved lender has said the business plan fits a value-add execution.

We will not publish a Phoenix cap rate or a price per unit derived from someone else's news story.

Rent regulation is not the theme of this buyer page

Program mechanics for Arizona apartments, including how agency lenders read the rent roll, live on the Arizona agency page. This note stays on the Utah buyer and the North Phoenix asset so it does not repeat that statute essay. If you need the program comparison, open that page. If you need the acquisition loan, stay here.

No transactions card names a Utah buyer or Ascend at Black Canyon.

Questions from Utah apartment buyers

Did you finance Millburn's purchase of Ascend at Black Canyon?
No. Connect CRE reported the September 2026 sale, including 260 units and $58.7 million. Those are their figures. We did not arrange that loan.
Do you have a Utah mortgage license or a Salt Lake office?
No. The collateral is a North Phoenix apartment community. The only license stated here is Arizona CMB-1047342.
Can a Utah exchanger get tax advice with the loan?
No. The QI and the CPA handle the exchange. We arrange the Arizona apartment financing and track the date they provide.
