Downtown Chandler retail along Arizona Avenue is local and food-heavy. The trade area around Chandler Fashion Center is a different tenant roster, often national credit and a different rollover. Capital Market Funds does not claim the mall as a client and does not rank those corners. Life company, bank, CMBS, or bridge is the stack. A shopping center is not a Fannie Mae loan.
Nothing retail on the transactions list says Chandler. The $14,000,000 and $15,600,000 Chandler closings are office. The only retail card is The Block at Pima Center in Scottsdale, $14,500,000, ground lease, 2022. Arizona retail keeps that card. Gilbert retail across the line has no tombstone either, and it is a different page.
Fashion Center is a trade area, not a closing
Sponsors use the mall as a landmark. That sentence on a rent roll is location. It is not evidence that this desk arranged the mall's financing or any shop in it. We will not publish a Chandler retail dollar we do not have.
A shadow-anchored strip on Chandler Boulevard and a downtown building with five local suites need different proceeds conversations. Send the rent roll, not the landmark.
Office proof does not migrate
The coworking tenant on the 2022 Chandler office card does not make that building retail. Coworking was the office story on that tombstone. Retail tenants with percentage rent or a grocery anchor are this page.
If the Chandler property is apartments over shops, use the income split. Mostly apartments may be an agency conversation on Chandler multifamily. Mostly shops stay here. We are not a Fannie Mae DUS lender in either case.
Chandler Fashion Center and Uptown Chandler
Chandler Fashion Center is the regional mall, with retail pads around it. Uptown Chandler is the office and apartment development at that mall area, not the historic square downtown. A shop lease at the fashion center, an office floor in the uptown buildings, and an apartment community beside them are three different loans that happen to share a freeway exit.
