Mesa apartment loans are East Valley files originated in Scottsdale. Nothing on the transactions list names a Mesa community.

Mesa multifamily: What an apartment file is underwritten against

US-60, Falcon Field, and Gateway
Mesa’s commercial geography runs from downtown and the light-rail spine to Falcon Field in northeast Mesa and Phoenix-Mesa Gateway Airport on the southeast edge. Boeing’s Apache program is associated with its Mesa site near Falcon Field. Eastmark garden product is not the same rent roll as older west Mesa apartments. Source: City of Mesa.
Occupancy versus the program
Stabilized apartments can be Fannie Mae, Freddie Mac, HUD 223(f), or a life company. A lease-up that will not clear a permanent box is bridge, with the takeout named. HUD 221(d)(4) is a HUD program originated with a HUD-approved lender, not a construction counter we staff.
We are not the GSE
Capital Market Funds arranges the file and places it with the lender that executes the program. An Optigo Seller/Servicer makes a Freddie Mac loan. We are not a Fannie Mae DUS lender and we are not an Optigo Seller/Servicer.

Mesa apartments are not one rent roll. West Mesa along Dobson and the light-rail corridor is older stock with a different renovation story than garden product in Eastmark and along the Superstition Springs edge. Capital Market Funds originates the senior loan from Scottsdale. The city name does not pick Fannie Mae, Freddie Mac, HUD, life company, or bridge by itself.

No tombstone names Mesa. Harvard Court is a Phoenix cash-out of $1,350,000 and it is not labeled agency. The 2026 Tucson loan is $28,000,000 life-company value-add and it is Pima County. Using either figure as a Mesa apartment closing would be false. Mesa is the city page. Arizona multifamily is the statewide reading.

Which Mesa communities can be permanent

A stabilized Mesa community can be Fannie Mae or Freddie Mac Optigo, HUD 223(f) when the process fits, or a life company. We are not a Fannie Mae DUS lender, not an Optigo Seller/Servicer, and we do not claim MAP or LEAN approval. The executing lender is the party who holds that approval.

East Mesa lease-up that followed housing does not inherit a stabilized quote. If occupancy will not clear a permanent box, the file is bridge with a takeout named. That is not a construction counter. HUD 221(d)(4) stays a HUD program, originated with a HUD-approved lender, and only when the asset actually belongs there.

Mesa is not Chandler and not Gilbert

Chandler’s published dollars are office: a Price Road bridge and an owner-user building. They are not Mesa apartments. Gilbert has no tombstone of its own. A property on the Mesa side of the line is this page. A property with a Gilbert or Chandler address is not.

Queen Creek and Apache Junction sit east and south. Queen Creek has its own city page because it straddles Maricopa and Pinal. Do not send an Apache Junction address as Mesa.

Published Mesa apartment closings

No multifamily tombstone names Mesa. Phoenix Harvard Court and the Tucson value-add loan stay on those cities.
