Peoria does not have a logistics belt like Tolleson. What shows up is smaller flex and contractor bays along the Loop 101, the 303, and the older industrial pockets near Old Town, serving housing to the northwest. Capital Market Funds originates life company, bank, CMBS, or bridge from Scottsdale. A building that size rarely starts as CMBS. Bank and life company are the first read, and bridge is for a bay that is empty.
No industrial tombstone names Peoria. The $5,000,000 Phoenix card is dual-tenant and in Phoenix. The $6,850,000 Airpark loan is three flex buildings in Scottsdale. Grand Avenue warehouse inventory is Glendale when the address is Glendale. Arizona industrial is the page that shows the published industrial cards.
A contractor bay is not a cross-dock
Peoria industrial credit is often the local tenant’s term, not a national credit on a 200,000-square-foot building. We will not underwrite it as if it were the Phoenix dual-tenant loan. The square footage on that card is about 90,000, and the city is still wrong.
Owner-user, where the sponsor’s company is in the bay, is a bank conversation more often than an insurance-company conversation. Say so on the form.
Agency debt does not attach
Fannie Mae and Freddie Mac are multifamily. A Peoria warehouse is not a way around that. We are not a Fannie Mae DUS lender on the apartments we originate, and we do not use the phrase on industrial.
If the closing date is inside the window a permanent lender needs, the structure is bridge with a named takeout. It is not a construction loan and not our own paper.
Peoria industrial: Industrial underwriting, in the order it is read
Peoria stretches from the 101 toward the Loop 303. Newer product on the west side of the city is a different age and lease-up story from older stock closer to Glendale. Source: City of Peoria.
Tenant and term
Credit tenant, multi-tenant, or owner-user changes the source. Life company and bank want a lease roll they can hold. CMBS is the stretch when proceeds or structure will not fit those boxes.
Not an agency program
Fannie Mae and Freddie Mac are multifamily. A warehouse does not become an agency loan because it is in a logistics city.
